UTILITY EASEMENTS PER ATTACHED EXHIBITS "A" k "B"
Puget Sound Power & Light Company (Puget) has entered into a Real
Property Purchase Option Agreement. The property currently under
option is a portion of the Northeast quarter of the Northwest
quarter of Section 30, Township 23 North, Range 5 East, W.Y. The
current owners of the property are Richard Iverson, John Weber,
Ronald Allison and Richard Diven, dbe "ICONCO".
The City of Renton wants to obtain a permanent utility easement
and a temporary construction easement over a portion of the
property included in said option. (Refer to Exhibits "A" and "B"
for particulars.) Puget hereby agrees to allow "ICONCO" to convey
said easements to the City of Renton. Puget hereby agrees to take
title upon exercise of option subject to said easements, with the
understanding that the temporary easement is not to be recorded.

3. There is to be nn payment of brokerage fees in this

5. There is no 18 excise tax chargeable with respect to
this transaction.
The underlying encumbrances with respect to the property ar
to be paid out of closing proceeds. To the extent that closing
proceeds from this transaction are not sufficient enough to
pay all underlying encumbrances, you are instructed to obtain
the balance of the furds necessary from the simultaneous
closing that is to occur between Allison, et al and Puget
Sound Power 6 Light Company. It is understood that this
transaction is not to close unless there is a simultaneous
closing with Puget Sound Power 6 Light Company for the balance

Gentlemen:
Enclosed please find a warranty deed, a construction easement, and a
utility easement for property needed in conjunction with the improvements
to be installed under L.I.D. 0314. The various rights that are needed
are as shown on the attached prints and involve all sides of ;our property
except the west side.
The warranty deed covers the 45-foot wide north half of S.M. 27th Street
plus the returns at East Valley Road and Lind Avenue S.W. The utility
easemert covers the installation of storm sewers at the most northeasterly
portion of your property designated for use in conjunction with the P-9
Channel, The construction easements cover filling and grading the ditch
on the east side of your property adjacent to the Fast Valley Road.
The construction easement also covers creating a channel along your
northerly property line as a result of clearing away the debts and brush
Plus minor excavation. This channel work will greatly improve the
hydraulic characteristics of the drainage basin.
The fair market value of the property as determined by appraisal is 53.00
per square foot for a fee take and 25% of said value for an easement.
