ESTIMATE OF JUST COMPENSATION (include correlation of attached supporting sales data) Dvring the analysis of sales, the appraiser placed emphasis on Sales X1, 2, 6 and 7. Sales MI and 2 are located near the subject and 06 and 7 represent recent sales of properties with good exposure. All of these sales are superior in that they are zoned for industrial uses. After consideration of these and other factors, such as appreciation since the date of sale, it is the opinion of the appraiser that the fair market unit value of the take area of Parcel 15 is $2.8O per square foot. The proposed take overlap. 143 square feet M/L of an easement for underground communication lines, conduits, manholes, etc. It is the opinion of the appraiser that, in light of the rights granted by this easement, it represents approximately 25 percent of the fee.
