Show as-built elevation on all four manholes. • Storm The as-buwlts are incomplete .- verify the stationing on all manholes and catnJ. basins Ve•ify all rim and invert elevations on the plans. Ab.ive comment also applies to the Biofiltration Swale. Show material used on all storm pipes. Label all storm easements on the civil mylars as Private Drainage Easement and Access Easements. Do the same on the plat drawing. Easements: There shall be both an Access Easement and a Private Drainage Easement (two separate documents and both dedicated to the Homeowner's Association) to cover the storm cim age, It is strongly recommended that language of the legal desc iption be "the South 10' of Lot(s) of t :9 Plat of _etc." (This is why the plat must be recorded prior to the easements.) Attach the legal description and sketch (both stamped by a P.E. or P.L.S) to the Private Drainage Easement and the Access Easement document forms. The easements shall be recorded separately and immediately following the recording of the plat. Attached are the Access Easement and Private Drainage Easement document forms which you need to complete and returt, to this office along wit'i the legal descriptions and sketch, The attached language shal be shown verbatim on the face of the plat. Construction Cost Data Concerns: The owner of the development or authorized ageit shall verify the quantities and supply the cost for the Water System, Sanitary Sewer, and Storm Drainage Systems and sign at the bottom on tie attached Cost Data and Inventory form. Return the original form to this office. A prepared Bill of Sale is attached for the owner's notarized signature. Return it to this office. A maintenance bond is required in the amount of 10% of the grand total of the water, sewer, storm, and street costs as shown on the cost data inventory form, A standard City of Renton maintenance bond is attached. Please complete it and return to this office. All necessary excavation,shoring and materials to be supplied by the contractor and be on-site prior to City notifications. 4. All blocking must be inspected before backfilling. Thrust blocks must be formed. Concrete used must be delivered to the job(no on-site mixes). In the street and in all crossings,the City requires 5/8"minus rock backfill. Compaction test may be required. 5. Procedure for cleaning: Pipe cleaning shall be poly pigging through vertical crosses. All services shall be pressure tested to a minimum of 200 psi or 150 over operating pressure (static)for 2 hours. Chlorinate for 24 hours,using liquid chlorine and chlorine pump assembly. Talk to the inspector to schedule chlorinating. They need a week(5 working days)advance notice. Flushing shall be drained into the sanitary. Water purity tests are taken to the laboratory on Wednesday. Contractor shall arrange courier for any other day. 6. Where conflict exists,the water shall go under the other utilities,however, no water mains shall be under more than 6 feet of cover. ' 7. Final acceptance shalt be after final walk through inspection,adjustment of all structures,and approval of as-buitts,cost data inventory. 8. the contractor,as well as the engineer,shall keep as-built drawings.
