As-Built Concerns:

The as-builts are incomplete -- verify the stationing on all manholes.
Show as-built elevation on all four manholes.
• Storm
The as-buwlts are incomplete .- verify the stationing on all manholes and
catnJ. basins
Ve•ify all rim and invert elevations on the plans.
Ab.ive comment also applies to the Biofiltration Swale.
Show material used on all storm pipes.
Label all storm easements on the civil mylars as Private Drainage Easement
and Access Easements. Do the same on the plat drawing.
Indicate any revisions or deviations from the approved plans on the plans.

Extend the Fire Department Turnaround to the full design length as shown
on the approved set of plars.
Easements:
There shall be both an Access Easement and a Private Drainage Easement
(two separate documents and both dedicated to the Homeowner's
Association) to cover the storm cim age, It is strongly recommended that
language of the legal desc iption be "the South 10' of Lot(s) of t :9
Plat of _etc." (This is why the plat must be recorded prior to the
easements.) Attach the legal description and sketch (both stamped by a
P.E. or P.L.S) to the Private Drainage Easement and the Access Easement
document forms. The easements shall be recorded separately and
immediately following the recording of the plat. Attached are the Access
Easement and Private Drainage Easement document forms which you need
to complete and returt, to this office along wit'i the legal descriptions and
sketch,
The attached language shal be shown verbatim on the face of the plat. See
attached Access Easement, Private Drainage Easement, and Certification
(re: Homeowner's Association). Please contact Lenora Blauman at 235-
2550 regarding the documentation necessary *o create a Home Owner's
Association.
Construction Cost Data Concerns:
The owner of the development or authorized ageit shall verify the quantities
and supply the cost for the Water System, Sanitary Sewer, and Storm
Drainage Systems and sign at the bottom on tie attached Cost Data and
Inventory form. Return the original form to this office.
A prepared Bill of Sale is attached for the owner's notarized signature.
Return it to this office.
A maintenance bond is required in the amount of 10% of the grand total of
the water, sewer, storm, and street costs as shown on the cost data
inventory form, A standard City of Renton maintenance bond is attached.
Please complete it and return to this office. The pc mit bond will be
released upin re,-Pint and acceptance of the maintenance bond and of the
above documentation.

FIRE PREVENTIOW
1. Maintain access to site at all times. Must be able to support emergency equipment in all types,
of weather.
2. All new hydrants shall be Cory type hydrants to be painted safety yellow preservative paint.
Iowa and Renselear are manufacturers of Cory type.
3. New hydrants are to be covered with burlap bags until operational.
4. All block,ng must be inspected by a City inspector prior to backfill.
5. Leads that exceed 50 feet in length shall be 8".
6. Call 911 if the watermain needs to be shut off(emergency only!). All other water mains or
valves shut down,call Renton Water Department at 235-2646.
7 No fuels will be stored on-site per Mark Carter,On-site Services,Inc.
8. Any work in public right-of-way,call 911 24 hours in advance. Use local phone to make call(so
the correct dispatch is reached).

2. Pipe materials,valves,fittings shall be as indicated in the standard notes.

3. The contractor will install all of the watermain except the connection. All connections to existing
mains to be accomplished by the City of Renton. All necessary excavation,shoring and
materials to be supplied by the contractor and be on-site prior to City notifications.
4. All blocking must be inspected before backfilling. Thrust blocks must be formed. Concrete
used must be delivered to the job(no on-site mixes). In the street and in all crossings,the City
requires 5/8"minus rock backfill. Compaction test may be required.
5. Procedure for cleaning: Pipe cleaning shall be poly pigging through vertical crosses. All
services shall be pressure tested to a minimum of 200 psi or 150 over operating pressure
(static)for 2 hours. Chlorinate for 24 hours,using liquid chlorine and chlorine pump assembly.
Talk to the inspector to schedule chlorinating. They need a week(5 working days)advance
notice. Flushing shall be drained into the sanitary. Water purity tests are taken to the
laboratory on Wednesday. Contractor shall arrange courier for any other day.
6. Where conflict exists,the water shall go under the other utilities,however, no water mains shall
be under more than 6 feet of cover. '
7. Final acceptance shalt be after final walk through inspection,adjustment of all structures,and
approval of as-buitts,cost data inventory.
8. the contractor,as well as the engineer,shall keep as-built drawings. All charges shall be
shown on as-buitts. As-buitts shall be per City specifications. For any field changes,if minor,
give City a shop drawing by FAX(235-2541);if major, need a day or two to review and approve.
Field inspector can not give approval in field for construction changes.
SANITARY SEWER'
. All pipes and materials shall be per approved plan.
2. Pipe bedding for PVG pipe shall be pea gravel 6"above and below the pipe.
3. Select backfill shall be compacted to at least 95%of maximum density.
4. Contractor will be responsible for 1V the sanitary line. TV after channeling is complete. Air
tests on main and sidesewers shall be per City specification. Number 6 wire shall be wrapped
around the stud and extended to the top. As-built the I.E.of all sidesewer stubs.
5. Abandon existing septic system in accordance with Section 1119 of current UPC and Section 8-
5-3(E)of City Code upon connection of existing home to new sewer.
�. 6. Applicant has option of either filling old septic system with sand or routing root drains into old
septic system.
7. New manhole in bioswale must have a sealed locking lid.

2. Paving--Tho minimum compaction shall be 95%of maximum relative density on subgrade and
rock surfaces.
3. Contractor shall not leave open trenches overnight.
4. A materials list shall be submitted and approved.
5. Need 10' clearance between drivewav and light standards.
6. Street li,hting plans shall also be as-built.
