This memorandum documents the trip generation estimates completed for the proposed Iden’s Dealer
Services project located at 102 Lake Ave S in Renton, WA.
Project Description
The Iden’s Dealer Services project is located at 102 Lake Ave S in Renton, WA as shown in Attachment A
vicinity map. The proposed tenant improvement (TI) project includes occupancy of an approximately
8,100 square foot (SF) building previously occupied by various hardware/paint store, small office, and
warehouse uses.
No changes to the existing site driveways on Lake Ave S and no increases or decreases in total building
area are proposed with the project. A preliminary site plan is shown in Attachment B.
Trip Generation
The trip generation estimates for the proposed and existing uses for the Iden’s Dealer Services project
were determined using methodology included in the Institute of Transportation Engineers (ITE) Trip
Generation Manual, 11th edition for Land Use Code (LUC) 943 (Automobile Parts and Service Center), LUC
816 (Hardware/Paint Store), LUC 712 (Small Office), and LUC 150 (Warehousing).
The resulting net new weekday daily, AM peak our, and PM peak hour trip generation estimates for the
proposed project are summarized in Table 1. The detailed trip generation estimates are included in
Attachment C.

Next Steps
Per the City of Renton’s Policy Guidelines for Traffic Impact Analysis for New Development, a traffic impact
analysis (TIA) is required when estimated vehicular traffic generated from a proposed development
exceeds 20 vehicles per hour in either the AM (6:00 - 9:00) or PM (3:00 - 6:00) peak periods. Since the
project is estimated to generate less than 20 net new weekday AM or PM peak hour trips, a TIA would not
be required for the project.
