SUBJECT: "On Hold" Notice

Dear Mr. Al-Shamary,
The Planning Division of the City of Renton accepted the above master application for review on August 25,
2025. Upon review of the application, staff has determined that additional information is necessary in order
to proceed further.
The following information will need to be addressed and resubmitted before December 18, 2025 in order to
continue the review of the above subject application:
1. A title report dated within the last nine (9) months showing ownership, the legal description, and all
encumbrances on the property. The encumbrances may be copies or links within the title report.
2. The submittal appears to have inconsistencies. The project narrative states a request is being made
to change the use for Suites 102, 103, 201, and 204. However, the floor plans do not show a Suite
204. Additionally, the Environmental (SEPA) Checklist states the proposal involves occupying three
(3) existing commercial suites, Suites 1, 2 & 3. Can you please clarify which specific areas on the
floor plan will be utilized by the organization?
3. Additional details are needed to understand how the space will be used. Please provide responses
to the following:
a. What is the expected average and maximum number of attendees at one time for each
gathering (e.g., classes, support services, events)?
b. Will the facility host large gatherings containing 50 or more people? If so, how frequently?
c. For large gatherings, will seating be provided? If so, can you please provide a preliminary
layout?
4. Additional information is needed related to parking. Please provide responses to the following:

a. Will there be designated parking stalls reserved for attendees?
b. If large gatherings are held at the facility, is there a plan to manage overflow of parking?
c. Do you currently have or are you considering establishing a parking agreement with adjacent
property owners?
d. Does the site provide bicycle parking? If so, where is bicycle parking located and for how
many bicycles?
If additional parking is required per Renton Municipal Code (RMC) 4-4-080, Parking, Loading and
Driveway Regulations and the site is not able to accommodate, a parking modification may be
requested. The request must address the approval criteria outlined in RMC 4-9-250D.2, Decision
Criteria. The request will be evaluated as part of the Conditional Use Permit review, though approval
is not guaranteed.
At this time, your project has been placed “on hold” pending receipt of the requested information. The
maximum time for resubmittal shall be within ninety (90) days of this notice. Please contact me at (425) 430-
