Subject: REVISION REQUEST
Cascade Plaza Lot Line Adjustment, LUA17-000788, LLA
Dear Mr. Anderson:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The subject properties are as follows: 16950 116th Ave SE (parcel no. 2826059009) and
17148 116th (parcel no. 2823059010). The project narrative identifies that the revised
parcel line between the parcels 2823059009 and 2823059010 is for the purpose of
refinancing the existing building. No new utilities, building, or any other improvements
are proposed for the project. The following changes will be necessary in order for the City
to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA1 7-
000788 and LND 30-0406, respectively, on the final submittal. The type size used
for the land record number should be smaller than that used for the land use
action number.
2. All vested owner or representatives will need to sign prior to recording.
3. The notary blocks may need to be revised to reflect the corporate ownership per
the title report.
4. Extend the Planning Director’s signature line above the text.
5. Update the errors in the legal descriptions, as shown in the enclosed redlines,
including the following: Original Parcel “A” and Proposed Parcel “A”. Please review
fully and correct.
6. The revised and resubmitted BLA Drawing should not contain any scanned black
marks for recording.
7. Control Tie to City of Renton: How does this relate to the boundar y? Call out same
monument to make the connection.
8. Surveyor’s Narrative: Are new lot corners going to be set for this survey?

9. Label all streets with correct name: For example, SE 172nd St (located just north of
the United States Post Office) is labeled SE 168th St.
10. Confirm all text meets the minimum recording size.
11. Check spelling throughout BLA Drawing. For example, REVISEDED should be
spelled REVISED on Sheet 2 or 2.
12. It is difficult to clearly see the old lot line and new lot line with all the easement
line types; if possible, please cleanup line work or have larger callout information.
13. If there is any private access or private utility easement that will change
ownership or benefitting parcel due to this Lot line Adjustment, then required
revised access and/or utility easement should be provided.
a. Moreover, no access rights have been shown for Revised Parcel “B” to
116th Ave SE. Please identify if Revised Parcel “B” intends to retain access
directly to and from 116th Ave SE. If so, please add a new private
easement agreement statement on Sheet 1 for ingress and egress and
corresponding markings on Sheet 2.
Once the changes, as noted in the attached memo, have been made; please submit one
electronic copy of the revised lot line adjustment to me at the sixth floor counter of City
Hall. The revised plans will be routed for f inal review and you will be notified when it is
appropriate to submit the final signed documents. If you have any questions regarding
