Hi Corey –
I was about to email them to ask for this but took a look and they do mention the fire
sprinklers in the justification section under #2. It’s kind of buried – I didn’t notice it at first. I
can also add “sprinklers required in all new homes” as a condition of approval to the land
use decision, if that works for you.

We would probably accept a 16 foot wide roadway in this case if they fire sprinkler both homes.

Hey Alex,
In your opinion, would the City (Fire Marshall) be open to maintaining the private road at 16 feet
within a dedicated tract, given that all homes are within hose reach, will be fully sprinklered, the
access will be posted and marked as a fire lane with no parking, and the private road will meet
structural standards for fire apparatus?
We believe this configuration still provides safe and reliable emergency access. Have you seen a
similar solution approved in other projects, or are there any other alternatives you’d suggest we
consider?
Considering that the minimum paved width for shared access serving up to four lots is 16 feet,
increasing the width to 20 feet of pavement for access to just two lots appears to provide limited
added value and may not be warranted for the scale of this development.
If no other approach is feasible, I’ve also included an exhibit showing the 20-foot-wide access road
for your review prior to the official resubmittal. This layout still meets the minimum lot width and
area requirements, with a lot width of 72 feet and a total area of 8,730 square feet.

Legal Reviewer Comment: The title report is out of date, is from a previous owner, and does
not contain links to all of the encumbrances on the property.

I’ll likely place the reviews on hold unti we resolve these comments. That won’t really
change anything for you, it just stops the project clock on our end. The title reports should
be pretty easy to address, but the Fire comment we may have to chat on.
