Subject: 25 Ren Morris 211 – Trip Generation Summary
This memorandum summarizes the trip generation analysis completed for the proposed 25 Ren
Morris 211 change in use project. The project description and trip generation analysis are
provided. The estimated trip generation for the proposed change in use falls below the City’s traffic
impact analysis 20 peak hour trip threshold; therefore, no additional analysis is required.
Project Description
The proposed project is located at 211 Morris Avenue S in the City of Renton. The project site
currently contains a 4,700 square foot office building. The proposed project would replace this use
with a church within the existing building. Access to the site would continue to be provided via
Morris Avenue S. A site plan is included in Attachment A.
Trip Generation
The trip generation for the proposed project was estimated based on trip rates from the Institute of
Transportation Engineers (ITE) Trip Generation Manual (11th Edition, 2021). The land use
assumed for the proposed use was Church (ITE Land Use #560). The land use assumed for the
existing use was Small Office Building (ITE Land Use #712). The estimated net new trip
generation for the proposed change in use is summarized in Table 1.

As shown in the table, a change in use of the project site building to a church is anticipated to
generate 6 fewer AM peak hour trips and 8 fewer PM peak hour trips than the existing office use.
The estimated weekday AM and PM peak hour trip generation for the proposed change in use per
ITE rates falls below the City’s 20 peak hour trip threshold identified in the Policy Guidelines for
Traffic Impact Analysis for New Development and no additional traffic analysis is required for the
proposed project.
