PROJECT DESCRIPTION
•**“This project consists of a tenant improvement to an existing facility in order toaccommodate a licensed home day care. Work includes the installation of a playground located on an elevated deck. No new impervious surface is proposed as part of this project.
•The existing manufactured home/trailer on site will not be used for habitation; it will serve only as storage. Domestic water service to the unit will be disconnected. Existing asphalt pavement (5,628 SF) will remain as is, with no new asphalt proposed.
•The site includes a wetland area and associated buffer. Both areas will remain undisturbed. A designated no-disturbance zone of approximately 9,500 SF is established, within which no grading, construction, or improvements will occur. The area will be preserved in its natural state.”**
FRONT
IMPROVEMENTS
•**“At the front of the property, an ADA-accessible ramp will be added to provide barrier-free access. Existing parking stalls will remain in place; they will only be restriped to comply with current code requirements.
•A playground will be located at the front of the site, outside of the wetland buffer area. The playground will be constructed on a raised deck structure, with turf surfacing installed over the deck framing. Deck boards will be spaced to maintain permeability, with a minimum 1/4-inch gap (or as required by code) to allow stormwater infiltration and maintain the pervious condition of the deck.
•Additional site improvements include installation of a new perimeter fence and rehabilitation of the existing front planter/landscaping area. No new impervious surface is proposed as part of this project.”**

PERSPECTIVE A
•**“Site improvements include:
•Request for modification to allow two existing/proposed driveways for improved circulation.
•New ADA-accessible ramp at the front entry.
•Existing parking stalls to be restriped to current code.
•Playground located at the front of the site, built on a raised deck with turf surfacing, placed away from wetland buffer area.
•Installation of perimeter fencing for safety and security.
•Rehabilitation of the existing front planter/landscaping.”**
PERSPECTIVE B
•“Existing exterior stairs will be
rehabilitated as part of this project. In
addition, new stairs are proposed to
provide direct access from the
playground deck to the rear parking lot,
improving circulation and safety.”
PERSPECTIVE C
•“A designated refuse and recycling
enclosure is located on site to comply
with city requirements. The entire
property will be secured with new
perimeter fencing for safety and
screening.”
