The following briefly describes the application and the necessary Public Approvals. See also https://tiny4t.com/3E6MDf  PROJECT DESCRIPTION: The applicant is proposing to subdivide two existing parcels into four (4) separate residential lots and one (1) stormwater tract. The lots are proposed for the benefit of detached dwellings. The project site is located at 18845 and 18855 102nd Ave SE (APN 3223059028 and 3223059285) and encompasses 51,541 square feet (1.18 acres). The site has a Comprehensive Plan Land Use Designation of Residential Low Density, is within the Residential-4 (R-4) zoning designation, and the Talbot community planning area. The proposed residential lot sizes range from 10,341 square feet to 12,830 square feet. The proposed stormwater tract is 7,425 square feet large. Access to the proposed lots was shown on the site plan as a hammerhead-style shared driveway within an access and utilities easement. According to City of Renton (COR) maps, the property contains regulated slopes (15-25%) on the southwestern portion of the project.
