Re: Request to conform to previous 50’ ROW requirement along Pierce Ave for short plat - 3607
NE 12TH ST Renton, WA 98056
This request is to summarize our planning opinion in support of our short plat application for
3607 NE 12TH ST, in the City of Renton.
1. BACKGROUND
We are currently developing the parcel adjacent to the South of 3607 NE 12TH ST Renton, WA
98056 which has been officially approved by City of Renton conforming to the previous 50’
ROW on all frontages. In order to preserve the street and neighborhood appearance, we have
requested to follow and match the curb line to our existing project along Pierce Ave which has
been approved by the City of Renton’s Engineering Department.
Current site plan conforms to City of Renton’s new ROW requirement on the other two frontages
along NE 12TH ST and Queen Ave. Pierce Ave ROW will be 53’ to match the curb line of south
adjacent lots.
The proposed modification has been evaluated and determined not to adversely affect the
overall objectives, safety, function, appearance, environmental protection and maintainability
intended by the Code requirements, based upon sound engineering judgment
This minor modification will not only enhance the curb appeal of the homes but will also be
beneficial and in harmony with the neighborhood’s overall street and curb lines.
