County, Washington, situate in the southeast quarter of Section 19, T. 23 N., R. 5 E.,
W.M., King County, Washington, being more particularly described as follows:
COMMENCING at the intersection of the southerly line of said Lot 19 AND the westerly
line of the plat of Zetterberg as recorded under Recording No. 20071231001693;
THENCE along the southerly line of said lot, N 88°31’38" W, 289.71 feet to the easterly
margin of Smithers Avenue S. AND the TRUE POINT OF BEGINNING;
THENCE along said easterly margin, N 01°31'11" E, 58.51 feet to the southerly margin
of S. 21st Street as conveyed by deed recorded under Recording No. 7404300373;
THENCE along said southerly margin, N 42°10'39" E, 23.80 feet to a point of curvature;
THENCE continuing along said southerly margin, easterly 41.02 feet along the arc of a
non-tangent curve to the right, having a radius of 460.00 feet, the radius point of which
bears S 03°00'51" E, through a central angle of 05°06'35” to a point of tangency;
THENCE continuing along said southerly margin, S 87°54'16" E, 233.22 feet to the
westerly line of said plat of Zetterberg;
THENCE along said westerly line, S 01°30'33" W, 1.50 feet;
THENCE N 87°54'16" W, 233.23 feet to a point of curvature;
THENCE westerly 10.42 feet along the arc of a tangent curve to the left, having a radius
of 458.50 feet, through a central angle of 01°18'07" to a point of compound curvature;
THENCE southwesterly 54.53 feet along the arc of a tangent curve to the left, having a
radius of 35.00 feet, through a central angle of 89°16'26" to a point of tangency;
THENCE S 01°31'11" W, 41.46 feet to said southerly line of Lot 19;
THENCE along said southerly line, N 88°31’38" W, 11.50 feet to the TRUE POINT
OF BEGINNING.
