Dear Jill,
In response to your screening email sent on November 19th, 2025, we have revised the plans and
supporting documents as requested. The city comments in Italics with a detailed response below in bold
are indicated below.
1. Proof of authorization that Derek Skiba has signing authority for Vision House.
Response: Documentation will be provided by Vision House.
2. The grading quantities listed in the Project Narrative differ from the quantities listed in the SEPA
Checklist, please reconcile these numbers.
Response: The SEPA checklist information is correct. The narrative has been updated to match.
3. Mod Justification for Floor to Ceiling height deviation needs to be updated to address criteria in
RMC 4-9-250D.

5. Density worksheet identifies 2,535 sq. ft. of critical areas, I see that a critical area buffer
encroaches onsite, but no critical areas. Critical area buffers are not deducted from the gross site
area for calculating density, the 2,535 sq. ft. buffer area should be removed from the Density
Worksheet.
Response: The critical area quantity has been removed from the density worksheet.

6. Urban Design Regulation Checklist (attached) needs to be completed and submitted.
Response: The Urban Design Regulation checklist has been completed per your request.
7. Please update the site plan to include dimensions measuring between the building footprint and
property lines, add dimensions of the proposed building footprint.
Response: Dimensions have been added on Sheet 1, showing the dimension from the building
to property line at each corner of the building.
8. Please include the following information on the site plan:
a. Percentage of lot coverage,
b. Proposed building setbacks,
c. Location and dimensions of bicycle parking
Response: Max building coverage of 35% is shown. The 15’ BSBL for side yard is shown to the
north as well as a 15’ Front BSBL to the west. We have dimensioned the building at all corners
to show the proposed building setbacks which is more than compliant at all sides. The bicycle
parking is now shown on Sheet 1 of the Civil plans. The majority is located in the parking garage,
plus 2 racks in front of the building entrance.
9. The basement parking layout on sheet A-6 of the architectural plan set differs from the site plan,
please reconcile.
Response: On sheet 1 of the civil plan, we’ve added some labels to the basement garage area
and revised the layout to match the architect’s plan set. There is also a channelization plan on
Sheet 14 that matches the garage parking information from the Architectural plans.
10. Please add to the architectural plans the total square footage of each proposed floor. In addition,
please identify the total square footage of proposed office use and the square footage of proposed
daycare use.
Response: The gross areas have been added to each floor plan sheets. Areas for the daycare
and office are shown on the Level 1 plan.
