It has come to our attention in the review of our old open files that there
are some legal documents that have still not been completed for the above-
referenced project. Every major utility extention, both water and sewer,
must be properly transferred to the City of Renton for ownership, operation
and maintenance.
In order to properly transfer ownership to the City of Renton, both a Bill
of Sale and Easement form are required. As owner of the subject property,
it is your responsibility to have these documents prepared. I am in receipt

The installation of your fire protection line was a requirement to meet your
fire flows by the City of Rent. i fire Department. We have been trying to
get this paperwork taken care of since the completion of your facility here
in Renton in 1982.

Dear Mr. Anderson:
It has come to our attention in the review of our old open files that there
are some legal documents that have still not been completed for the above-
referenced project. Every major utility extention, both water and sewer,

return same to this office for recording with King County. A recorded ropy
of the Bill of Sale will be returned to you for your records.

Attached is a copy of the Utilities Easement document
for the proposed water line to be installed along the east
boundary of the parcel leased by your organization.
The City of Renton will require an as-built of the
facilities before recording the final easement document.
Therefore, I have written a preliminary description that
will include the actual line but is larger than will
eventually be needed. When the line is installed, please
notify our office and we will perform the necessary field
work to locate the facilities as required by the City and
prepare the final document which is the one which will
actually be recorded.
The attached document should presumably be signed by
principals of both the Washington Horse Breeders Association
and Broadacres Inc. as both organizations have a legal
interest in the affected property.

obligations or liability therefore, provided, that such construction, main-
taining, repairing, altering or reconstruction of such utility shall be
accomplished in such a manner that the prtvate improvements existing in the right
right(s)-of-way shall not be disturbed or damaged, or in the event they are
disturbed or damaged, they will be replaced in as good a condition as they were
immediately before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises,
including the right to retain the right to use the surface of said right-of-way
if such use does not interfere with installation and maintenance of the utility
line. However, the grantor shall not erect buildings or structures over, under
or across the right-of-way during the existence of such utility.
This easement, shall be a covenant running with the land and shall be bind-
ing on the Grantor, his successors , heirs and assigns. Grantors covenant that
they are the lawful owners of the above properties and that they have a good and
lawful right to execute this agreement.
