The site is covered with grasses, low bushes and some alder. Slopes approximate 8 to 9 percent for the majority with slopes of 15 to 20 percent found at the west property line. Presently, drainage flows directly west to the west property line, thence across a 200' wide Puget Power Power Line easement and on to I-405. There is no evidence of any erosion or existing streams on the property. The site was designed for the detention of storm runoff using a ten year design event with a five year release rate. Because there is i.o common drainage course/outfall a spreader pipe/trench was designed to discharge runoff at the west property line at nearly the same state as now exists. Oils and sediment will be retained within the restrictor structure and catch basins and not allowed to pass offsite.
