GENERAL PURPOSE OF PROJECT
Springbrook Retirement Community Is a planned unit residential
development designed with the objective to provide 222 well
planned units and bungalows combined for the elderly. The units
and bungalows are clustered to preserve open space and existing }
site Amenities and provide a reasonable return on investment or t
land and Imprnvement economics.
The property is 34.b7 acres currently undeveloped and Is located I !:
In the Benson Hill sub area of unincorporated'King County. It is t directly northeast of Valley General Hospltal 'between Talbot Road
and Henson Road and north of Carr Road.
The proposal consists of a Q of 222 units and under the
following configurations:
1. Single story bungalows clustered in duplexes,, four-plexes,
six-plexes. There are 38 one bedroom, one bathroom bungalows
and 50 two bedroom, two bathroom bungalows, each with a
fireplace.
2. A three Story wood structure consisi,ing of 134 units. This _
building will also house all commurity activity spaces for
the project. These spaces Include: offices, lounge, dining
center with kitchen, arts 6 crafts rooms and game room,
exercise area w th showers, lockers, saunas 6 spas, lap pool,
outdoor garden ,dots and a roof top greenhouse.
Springbrook retlre•nent community is a community catering to the
needs of the elderly. The area the site is located in is ideal
with many servicra and recreatlon spots readily available. The
site itself is designed with the Intent to provide comfortable and
pleasing spaces, free of maintenance and with many options to
interact with other residents.
Springbrook is located in the Renton, Kent area'jvhere it is
primarily residential and only a few areas of undeveloped land.
This location allows for the site to utilize services from both
Renton and Kert. 'Several parks and lakes, including the Green
River are located in close proximity. Golf courses and Longacres
Horse Race Tra:k ere also close by
Sprtngbrook nri 1,4e services of Valley General Hospital and
clinics acrose the street less than a mile away. Also available
are Shopping cinters, Southcenter being the major one.
Transportation to the services is plentiful. Springbrook will
have 1t0a own car pool vans available for the residents. Metro
has several bt,e .Ines and shuttles for the area and the Valley
Freeway and 401a are easily accessible for longer trips.
The topography of the site is terraced with the more flat area
located toward> the west portion of the site. This is where the
buildings will be located Allowing for easier circulation.

The site is dense with deciduous and evergreen trees. The amount
of vegetation removed will be minimal to accommodate impervious!'
surfaces. The setting will be "woodsy" and private with buildings
i clustered to provide optimum views and privacy. walking paths and

small gazebos placed on these paths will provide resting spots. s
The paths and trails will connect the tour ponds located on the
site and they will be easily accessible from all buildings.

are bungalows clustered in duplex, four-plex and alx-plex
