Pursuant to nut telephone canversatich last weak tagatding the installation
of the watermaln for the above reieteoced project to June 1985 to April
1086, by your Subcontractor Has Blathers, the City of Renton has notified
you that there was a settlement of the asphalt patch by a fire Sprinkler
vault on the north Side of your property. The settlement w1% noticed no
April A, 1986, And this Informatlon was passed on to you by a "Pte-nccupaocy
Punch List' issued by the Building Depettment.
Has Brothers has subsequently replaced the sunken asphalt since that date,
but the restoration work has shown subgrade failure within ■ one-year
petlod, from the date of transfer to the City by A Bill of Sale recorded on
November 1, 1985.
Please be advised that this defactive work must be repaired as soon as
possible since it Is located within a driveway for the abutting property to
the north.

aystem. The Washington Surveying and Rating Bureau will assess several

requirements of the building. This has left us with two
alternatives. We can either construct fire walls to meet code, or
become involved in an off-site improvement to the water system
several blocks north of our site.
We were approdched by the City, particularly Ron Olsen and Jim
Matthew, to help build an intertie between the West Valley
Highway system, and prolerty owned by Burlington Northern to the
east. This looping would improve service in the entire area, and
would be a positive benefit to all. We subsequently have also

'Ric Public Works Department has reviewed the request of DKB Corp-
o"ation for cast participation in the 16"watermain which cross,s two
railroad tracks and the proposed P-) Channel at approximately SE 36th
St., from the West Valley llighway to Burlington Northern's automobile
loading facility (see attached exhibit),and has determined that it is an
excellent project in which the City should participate.
The City will benefit substantially it the installation of this water-
line. The area on the West Valley Road is presently served by a dead
end watermain. When this proposed main is installed, it will loop the
system, as well as substantialty improving the quantity of water in
gallons per minute of fire protection.
It is the department's recommendation (hat the City participate in
the estimated amount of$21,500.00 toward the Installation of the
referenced wetermam.

Dear Mr. Thomas:
Two computer analyses of the City of Renton's Water System have been
performed for the purpose of determining the available water supply to
fight a fire at the site of ne proposed North Valley Risiness Park,
located Past of W. Valley Road between S.W. 39th and 40th Streets. This
letter summarizes the fireflow capability of the City's System based on the
results of a computer analysis simulating a fire a; this location.
As requested, the first analysis was performed based upon the existinq
Renton Water System, with the addition of the 12-inch diameter watermain
along S.W. 35th from W. Valley Road, to the existing 12-inch diameter
watermain approximately 1,600 feet Past; and a 1?-inch watermain addition
or the site to complete a loop, as shown in the attached Figure No. 1,
Results of this analysis indicate that the available fireflow at the site
of the proposed development is approximately 4,628 gpm (gallons per
minute), at a residual pressure of 20 psi (pounds per square inch) in the
main adjacent the property.
ThP second analysis was based upon the exis' -ty of Renton Water System
with a 16-inch watermain addition along All instead of a 12-inch
watermain and all other conditions the a 12-inch rat-MAin, as
shown in Fiqure 2. Results of this ar indicate that the available
fireflnw at the site or the proposed deve.., .gent is approximately 4,R9R gpm
at a residual pressure of 20 psi in the main adjacent the property.
The fireflow capability for these analyses was based on the Insurance
Services Office's (ISO) criteria, which is used by the Washington Survey
and Rating Bureau, the local rating company. In accordance with ISO
criteria, the Water System was simulated experiencing a maximum day demand

This is in response to yuur latter regarding approval of North Valley Businaes Park's
water demand and water line plans. I have reviewed the calculations on "Requirad
Fire Flow'. Initial calculations were based on a IC4.000 square foot building of
Type III ordinary construction. including exposure consideration as present on site
plan, lne flow required based on this criteria was 5000 gpm. This amount of flow
demand would require a looped main system with five fire hydrant assemblies installed
within 300 feet of the bull•lmg: location to be a$ specified by our office. As you
are aware. flow presenth• available in the vicinity is much lcMer.
The possible options to comply with adopted standards are as follows:
1. Reduction in physical site of the building by one of severed Mathis Is.

right-of-way: across the P-1 Channel to contract with the Industrial Park to the east.
