in such a manner that the private improvements existing in the right(s)-of-way shall not be disturbed or
damaged and they will be replaced in as good a condition as they were immediately before the property
was entered upon the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises, including the right to retain
the right to use the surface of said right-of-way if such use does not interfere with installation and
maintenance of the utilities. However,the Grantor shall not erect buildings or structures over,under or

Gentlemen:
The Utility Systems Division of the City of Renton has reviewed the "as-built"
drawings of the utility's improvements for the subject project and found them to be
satisfactory. Prior to the acceptance of the above utility's improvements, the enclosed
documents must be submitted to the City:
a) Bill of Sale for watermain improvements (signature and notarized);
b) Bill of Sale for storm line relocation (signature and notarized);
c) Cost Data Inventory form (signature only); and
d) Posting of a one year warranty and maintenance bond in the amount of 10% of
the costs of the utilities to be conveyed to the City for maintenance and
operation. The amount of thr maintenance bond is $2.900 which represents
10% of the utilities costs as shown on the cost data sheet. A maintenance ;

4. Backfill shall be compacted to at least 95% of maximum density.
5. 27" concrete storm line beneath 8' water main -only inches clearance available.
Field locate first. The 27' storm line runs water all the time.
6. Contractor must notify engineer of an vertical conflict prior to proceeding with
construction. Submit shop drawings for review.

3. Pipe bedding for PVC pipe shall �-^pea gravel 6" above and below the pipe.

5. Contractor is responsible for lamping line in presence of City inspector.
1. Pipe materials, valve, fittings shall be as indicated in standard notes. Hydrants
shall be Corey type.
2. Contractor will install all of water main except the connection. Connection to
existing main to be done by City crew only. Contractor shall excavate trench,
shore and furnish all materials.
;. All blocking must be inspected before backfiJng.
4. Pipe cleaning shall be by poly pigging through v..rtical crosses.
5. All water mains shall be pressure tested to a minimum of 200 psi or 150 over
static.
6. Chlorinate for 24 hours, using liquid chlorine and chlorine pump assembly.
7. Water purity tests are taken to the laboratory on Wednesday. Contractor shall
arrange courier for any other day.
8. Cast iron boxes if located in pavement.

I. Project hours for construction on site are 7:00 a.m. to 8:00 p.m. week days,
Saturday by prior approval only and no Sundays. Overtime takes special
authorization.

Dear Mr. Snyder:
Subject: Fire Hydrant Variance at Sound Mitsubishi 200 South Grady Way
This is in response to your letter of February 28, 1991, requesting a variance of n third
fire hydrant at your new parts and service facility at the above-subject location.
The existing hydran! located 325 feet northwest of your new facility on the Sound
Ford/Subaru property line is acceptable under the following conditions:
1. A 24-hour mobstructed road to the hydrant shall be provided through the Sound
Ford prorre-rty from Rainier Avenue South to Grady Way South. i his would also
include immediate access to the h,.-drant itself.
2. The Renton Fir! Department will retrain the right for just cause, as defined in
City Ordinance, the prerogative to require a third hydrant within 300 feet of
your new parts and facility building.
If you are in agreement with these conditions as set forth, please sign below and forward
a copy to this office by Friday, March 15, 1991.

This letter is to confirm the variance for Sound Mitsubishi's fire hydrant
per our 2-26-91 meeting and phone call.
This variance is in reference to the construction of a third fire
hydrant at our new Parts and Service facility at 200 South Grady Way.
There is an existing hydrant 325 feet Northwest of our new facilicy on
Lhe Sound Ford - Sound Subaru property line. Access to this hydrant is provided
by a clear - unobstructed fire lane.
There is also a hydrant approximately 400 feet south of our new facility
across Grady Way.
Your help in this matter has been greatly appreciated.

� a. Doors in Occupancy Separation to be one hour rated, not
20 min.

a. Applicant shall show pipe material on 27".
b. Applicant shall make the legal bearings and distance on
storm easement consistent with those shown on the
plans.
C. Termination line is not acceptable - "Sound Ford's -
property" is not legally defined real property lines.
B d. Applicant shall show the same bearings and distance on
the legal as is shown on the plan and sketch and legal.
Also same as note 3 above on water legal.

landscape will serve in lieu of Jerry Lind's comments
