Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilities, or making
any connections therewith, without incurring any legal obligations or liability
therefore, provided, that such construction, maintaining, repairing, altering or
reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the right(s)-of-way shall not be disturbed or
damaged, they will be replaced in as good a condition as they were imnudiately
before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy thb, aforedescribed premises, including

FIRE MAIN AND HYDRANT EASEMENT

( "Grantor" herein) , and City of Renton, % Municippal corporation

That in consideration of Ten Dollars ($10.00) and other good
and valuable consideration, in hand paid, receipt of which is
hereby acknowledged, and performance by Grantee of the covenants
hereinafter set forth, Grantor hereby conveys and quit claims unto

(7) inspection of a fire main and hydrants with the necessary

B. No power lines can be buried parallel to and within five� �;

C. Any other utilities that are buried parallel to and
within five (5) feet of the centerline of said Facility
that are damaged during Grantee' s routine maintenance,
testing and inspection of said Facility shall be
(� repaired or replaced at the Grantor' s expense. Grantor
agrees to save and hold Grantee harmless from all loss
'Di or damage to said other utilities which may occur as• a a
� N result of Grantee performing such routine maintenance,
testing and inspection of said Facility. Prior to any
digging performed by Grantee within the area described
X in Exhibit "A" , Grantee shall notify and cooperate with
Grantor in the coordination of its activities with those
of Grantor to minimize conflicts, insure protection to
each party's facilities, prevent hazardous conditions,
or minimize interruption of Grantor' s operations.
4 . The right hereby granted shall cease and terminate
whenever Grantee shall have permanently abandoned the use of said
Facility.
5. Grantee, its successors or assigns , shall have the
right, upon a minimum of one ( 1 ) business day' s prior notice, at
r such times as may be necessary to enter upon said above described
property for the purpose of routine maintenance, testing and
inspection of slid Facility, provided, that such maintenance,
testing and inspection of said Facility shall be accomplished in
such a manner that disturbance to the existing private
improvements and private property shall be minimized.
Notwithstanding the foregoing, in the event of any
emergency requiring immediate access to the Facility by the
Grantee, Grantee may take such action upon such notice to Grantor
as is reasonable under the circumstances.

7. Grantee shall not block or impair access to Grantor' s
remaining property at any time, of which said Facility is a
portion, or interrupt Grantor' s business.
8. This easement shall be a covenant running with the land
and s) all be binding on the successors , heirs , and ass ins of both

SUBJECT: LOW FLOW TEST ON DOUBLE TECTOR CHECK VALVE METER.
1. 12:30 p.m. - Ron Druce and myself went to Monarch Inn on East Valley Highway to
perform the low flow test. The meter started to register at 1 gallon/minute
and was approved.
2. 2:30 p.m. - Ron Druce and I went out to 2 Renton Place for the same test for
low flow. The meter started to register at 7 gallons/minute and was approved,
but the double detector check valve needs to have the test cocks in talled.

Per Section 3-204 of the Renton Municipal Code, the owners of the premises
to be supplied with a water meter shall file an application at the office
of the Utility Engineer and shall pay the cost in full for such an install-
ation.
in cases such as yours where the contractor, supplies and installs a ineter
larger than 2" (the City only stocks meters up through 2") the following
require^rents must be complete:
1 . An application must be filed with the City for billing purposes.
2. Provide date of installation,
3. Provide meter make.
4. Provide size of meter.
It is imperative we receive this information as soon as possible.
Also, please be advised you will be billed the basic service charge from
date of installation to present based on the size of the meter and you
will be charged for the water you use, base ] on our commodity rate, for the
number of cubic feet registered on the ureter from oo to present.
Please contact me within 30 days from the date of this letter to avoid my
taking legal action.

cussino the 2 ' " water line that is required to be installed
along the West -,ide of Talbot Road from Renton Village
Place to Grady Way.
As was discussed, the Renton village Company is proceeding
with the e jineering of this water line, with the extension
that is required. Our engineers needed 4 or 5 more borings--
this will take place this week.
Due to the amount of time required to resolve the questions
of support for a 24" water main and the engineering time,
the Renton Village Company owners are asking for your coop-
eration in releasing the Building Permit for Two Renton Place,
and we will work diligently to have the drawings on the 24"
water line for your review in approximately 5 weeks.
Therefore, we are hoping for an early issuance cf the permit.

The purpose of this letter is to confirm our telephone con-
versation of May 23, 1985. Among the items discussed was the
drawing scale for the subject 24-inch water line extension.
We agreed that the plan and profile could be drafted at a
horizontal scale of 1 inch equals 40 feet, with blow-ups and
details to a scale of 1 inch equals 20 feet where potential
conflicts occur.

Dear Mayor Shinpoch,
Renton Village is preceding on is plan to construct a seven-
story office building across the street and slightly to the
East of its recently constructed One Renton Place , During the
construction of One Renton Place , the city's records should
show that Renton Village replaced an aaino link in their water
system with an oversized main which was constructed to meet
the needs of the city of Renton is the future. At the time of
this construction, the city volunteered to pay for the cost of
the oversizing of the pipe based on quotations which were made
by our contractor and accepted by the city.
With the support of the Public Works and Building Departments ,
we have been advised to formally ask you and your council to
approve as per resolution 2164 the upsizing of an additional
new link in the city' s water system. This link is proposed to
run from Renton Village Place, on the South, to Grady Way, on
the North, in the setback on the West side of Talbot .
We have commissioned CH2M-Hill to design the pipe so that we
can present it to the Department of Public Works within the
next few weeks so that we may be granted a building permit for
the new building . CH2M-Hill is designing a 24-inch line which
will , according to the Public Works Department , be able to
service the city' s future needs as well as the requirements
for our new office building. Preliminary analysis of the
water demands for this new office building lead us to believe
that a 12-inch high pressure supply line would be adequate,
but this is still subject to confirmation in the near future .
Since Renton Village is bearing the cost of the entire length
of this pipe which logically would benefit adjacent property
owners , it is hoped that we would be able to participate in
some form of benefits that might come from a latecomers
agreement . We are not fully aware of the mechanics of these
types of arrangements, and would appreciate your staff ' s advice
and support so that maybe in the future we can both recover
some part of our investment .
We sincerely appreciate the support the city has given us on
our new project and in June of 1986, a building which looks
very much like One Renton Place should take its place on your
tax rolls and hopefully prove to be a worthwhile investment in
the community.

Dear Mayor Shinpoch,
Renton Village is preceding on its plan to construct a seven-
story office building across the street and slightly to the
East of its recently constructed One Renton Place. During the
construction of One Renton Place, the city' s records should
show that Renton Village replaced an aging link in their water
system with an oversized main which was constructed to meet
the needs of the city of Renton in the future. At the time of
this construction, the city volunteered to pay for the cost of
the oversizing of the pipe based on quotations which were made
by our contractor and accepted by the city .
With the support of the Public Works and iuilding departments ,
we have been advised to formally ask you and your council to
approve as per resolution 2164 the upsiz?ng of an additional
new link in the city' s water system. This link is proposed to
run from Renton Village Place, on the South, to Srady Way, on
the North, in the setback on the West side of Talbot .
We have commissioned CH2M-Hill to design the pipe so that we
can present it to the Department of Public Works within the
next few weeks so that we may be granted a building permit for
the new building. CH2M-Hill is designing a 24- inch line which
will , according to the Public Works Department , be able to
service the city's future needs as well as the requirements
for our new office build_ng. Preliminary analy-is of the
cater demands for this new office building lead us to believe
that a 12-inch high pressure supply line would be adequate,
but this is still subject to confirmation In the near future .
Since Renton Village is bearing the cost of the entire length
of this pipe which logically would benefit adjacent property
owners , it is hoped that we would be able to participate in
some form of benefits tnat might come from a latecomers
agreement . We are not fully aware of the mechanics of these
types of arrangements, and woulr- appreciate your staff 's advice
and support eo that maybe in the future we can both recover
some part of our investment .

very much like One Renton Place should take its place c your
