I will route your plans to Don Monaghan and Ron Olsen for their review. This submittal is, of course, not the complete on and off-site street and utility improvements. We do understand your Scope of Work which you have been retained to perform. Items of Concern: 1. Water Plan The Fire Department has indicated the fire service shall be off of Grady Way frontage. This is for their attached plan on approaching a fire in the building. In addition, fire hydrants will have to be in- stalled around the perimeter of the site. These new hydrants will be required at each driveway entrance. 2. Sanitary Sewer Plan The existing 6" sanitary sewer over to Wells Ave. S. must be replaced to an 8" minimum sewer. I would appreciate your review of grades to assure that gravity sanitary service is possible without pumping. I look to your firm to address this issue. 3. Storm Sewer Plan Your proposal to connect to a private Puget Power storm system raised several issues: a. A drainage release and/or easement from Puget Power is required to use this system. b. This Puget Power storm system must be investigated downstream to assure capacity, and to examine the downstream discharge point. We are concerned about any new diversion of storm water into the drainage system which extends across the Renton Village Shopping Center. The Village Center has recently been heavily flooded in January, We do not wish to adversely impact the a poor drainage situation.
