R.QOD&STORM is The plat is required to install a monument in case at the intersection of N 38th St and Meadow Ave N. This needs to be shown on the civil drawing with the monument also tied into the Pity Horizontal and Vertical Control Network. • Show stop bar(thermoplastic)at station 0+35. Stop bar only needs to cover the lasso width and is not required to extend over to the curb. • Extend the paving section on N 38th St west to intersect with the paving section on Park Ave N. • A minimum 25'inside radius is required at the intersection of N 38th Si.end Park Ave N on the south side. • This radius requirement then means that the culvert will need to be extended .o the south a minimum 10'of pipe • Show a standard City of Renton driveway detail on the plans. Sec attached red lined plan. The existing hydrant at the northeast comer of Meadow and N.38th St.cannot be removed. It is prodding fire protection coverage for the existing houses along Meadow Ave N. The hydrant should be relocated to be behind the new sidewalk. Instead of installing a new hydrant at Ste. 5+60,the hydrant should be installed off the new 8" line at N. 38th St.and Park Ave N at Eta.0+40 to provide the 300 fee coverage for all the new lots of the plat. This will also allow extra parking in front of the now lots. Their review comments arc as follows: WATER r The preliminary costs for the proposed waterline on N. 38th St. arc acceptable. The 4 estimated cost of$18,58876 for about 630 feet of 8 inch waterline (i.e.: $29.50/per foot) is within the normal price mage, based on similar projects. It is recommended that the appiicait include the design engineering cost, plan review, permit and inspection fees,in-he latecomer request. WASTEWATER UTILITY 1'hc Swan Vue project does not qualify for a sanitary sewer latecomer agreement. The sanuam sewer work for the Swan Vue Plat is solely the responsibility of the developer and,V icrefore,no latecomer agreement for that work shall be granted. STORM WATER Uf1i1TY The linear footage for the 15" storm pipe shall be adjusted to 1077 linear feet and the cost and sales tax for said pipe shall be changed proportionally. For a residential street width of 50' of right-of-way, a 32' wide street with curb and gutter and a 5'side walk would be required. The estimate as submitted does not show this Information. It would be helpful if a cross section of the roadway was provided. On the basis of the information provided it is difficult to tell if the developer is doing a half street or a full width improvement. PROPERTY MANAGEMENT The legal description for the Swan Vue property was not submitted with your letter. The legal description is required in order to complete the latecomer agreement. After considering the above comments, if you wish to proceed with the latecomer process please re-submit a revised water and storm water cost estimate, the additional information requested by the Transportation Department and the legal description of your property.
