A visual review of sheet 3 of the submittal reveals that the easement could,to fact,also fall within Lou 29. Please have this verified. The third of the four legw descriptions given states that the easement is contained within Lot 28A and Lot 29. In this irstance,a visual review of sheet 3 of the�ubmittal reveals that the easement appears to fall within Lot 28A only. Please have this verified. There are several items which must be completed before I can recommend approval of final occupancy for this project. These items include; i Completion of all utility, drainage, paving, grading, lighting, landscaping and street improvements for the project. This includes any punchlist items from the Public Works 11 Inspector and/or the City Maintenance Division. The construction permit for the project must be signed off by the inspector (Steve Pinkham) prior to recommending approval for the final occupancy permit. After the construction permit is signed off by the inspector, a maintenance bond must be posted with the City for 10% of the value of the improvements to be turned over to the City. The original construction bond can be released after the maintenance bond is accepted by the City. Sample forms for the maintenance bond are available at the 4th floor information counter. As-built plans must be submitted to the City for our review and approval. Submit five (51 blue-line copies for our review. After approval of the blue-line plans, final mylars must be submitted for our permanent records, prior to our recommending approval of final occupancy. i Bills of Sale and Cost Data Inventories must be prepared and submitted to the City for review, approval and recording for all improvements being turned over to the City. Standard forms are available at the 4th floor information counter. Final utility easements for the publicly owned and maintained water appurtenances on the site, as well as the required quit claim deed for tho street dedication must be submitted, approved and recorded. Please submit all easements for our review and approval before signing and notarizing by the property owner. We will return for final signature and notarization once the legals and easement forms have been approved by I our Technical Services Section. i rl These project close out items will be coordinated through Clint Morgan of the Plan Review Section. Please note that review and approval of the submitted items may take two weeks, or longer if there are corrections required.
