UTILITY COMPLETION AND ACCEPTANCE OF UTILITILS REQUIREMENTS

The purpose of this letter is to identify those areas of concern that need to be completed prior
to staff officially closing out your project. Please note that as supplemental or revised -
information becomes available from your office, additional review comments may be required
prior to final aporoval.
Construction Concerns:
Complete installation of A" of the improvements, including monuments and street lighting,
as shown on the approved mylars, and a final walk through and a sign-off by the inspector,
Dan Thompson. This includes any punchlist items from the inspector and/or the City
Maintenance Division. When I receive notification that the inspector has signed the
construction permit and all punchlist items have been completed. I will mail a letter of
acceptance to the King County Health Department with a copy to you. When you receive
that letter you may take your original final plat mylar to the Health Department to obtain their
signatures on the mylar. You must then bring the signed mylar to me for further processing.
As-Bull_ Concerns:
The original mylar civil drawings shall accurately reflect the construction activity and must
show all watermain, sanitary sewer, storm drainage systems, and steet lighting easements
which shall be consistent with the As-Built location of the utility. The plat drawing shall
show the same easements and be consistent with the civil drawings. The As-Built plans shall
be certified and have a stamp and signature by a Professional Engineer or Land Surveyor.
Submit an ASCI file along with your As-Built drawings.
Once A" of the above items have been addressed, submit three sets of As-Built bluelines to
Dee Beadle at the fourth floor counter. If all is in order she will then call for the original civil
mylars to be returned.

The Cost Data and Inventory Form is currently under review by Dee Beedle. She will need
the As-Built drawings before she can complete the review.
The Bill of Sale also was forwarded to Dee Beadle. Please check with her to see if you need
to make any co•rections or revisions. She may be reached at 235-2631.
A maintenance bond is required in the amount of 10% of the gPand total of the water, sewer,
storm, street, and street lighting costs as shown on the Cost Data Inventory form. A
standard City of Renton maintenance bond form was mailed to you with the first utility
completion information letter. The permit bond will be released upon receipt and acceptance
of the maintenance bond and the above 00cumentation, and upon final sign-off by the
inspector. This part of the project close out is also reviewed and accepted by Dee Beadle.
Once these items are completed and approved please notify me so that 1 may continue.

Final Poet Recording oncerns:
Enclosed is a .:opy of Property Management's review memo which is the memo I referenced
in my phone message to Jodie Sharp on May I. Once all of the items in the memo are
addressed please submit the PMT's of the plat to my office. Also enclosed is a copy of Fire
Prevention's review for your information and records.
