For the purpose of constructing,reconstructing,installing,repairing,replacing,enlarging,operating and
maintaining utilities and utility pipelines,�la limited[o,water,
hi 'together with the right of ingress and egress thereto without prior Institution of any suit m
proceedings of law and without incurring any legal obligation or liability therefore. Following the initial
construction of Its facilities,Grantee may from time to time construct such additional facilities as it may
require. Ibis a ment is granted subject to the following terms and conditions:
1. The Grantee shall,upon completion of any work within the property covered by the easement,
restore the surface of the easement,and any private improvements disturbed or destroyed during
execution of the work,as nearly as practicable to the condition they were in immediately before
commencement of the work or entry by the Grantee.
2. Grantor shall retain the right to use the surface of the easement as long as such use does not
interfere with the=ement rights granted to the Gnn[ee. Grantor shall not,however,have the right to:
a. Fact or maintain any buildings or structures within the casement;or
It. Plant trees,shrubs or vegetation having deep root patterns which may cause damage to or
interfere with the utilities to be placed within the easement by the Grantee;or
c. Develop,landscape,or beautify the easement area in any way which would unreasonably
increase the costs to the Grantee of restoring the easement area and any private Improvements therein.
d. Dig,tunnel or perform other forms of construction activities on the property which would
disturb the compaction or unearth Grantee's facilities on the rightof-way,or endanger the lateral support
facilities.
e. Blast within fifteen 0 5)feet of the rightofway.
This easnment shall run with the land described herein,and shall be binding upon the parties,their heirs,
successor$in interest and assigns. Grantors covenant that they ate the lawful owners of the above
properties and that they have a good and lawful tight to execute this agreement.

WATER
i. Pipe materials,valves and lmngs shall be as indicated in the approved plans and standard tholes. III
2. All connection to existing mains shall be accomplished by the City of Renton. The conlnctor
con-eructs the new water main about ten fea short of live existing main. All necessary f
excavation,shoring.and materials are supplied by the contractor and shall be on-site prior to
scheduling. Allow'at(cast ton working days advanced notice. Schedule the connection through
the construction inspector.
3. Procedure for cleaning and construction testing of new water lines:
a. Temporary and permanent thrust blocks shall be formed, Concrete for thrust blocking
must be inspected before bacldrlling.
b. Pipe cleaning shall be by poly pigging through vertical crosses installed at the ends of
the water lines to sent as pig launches and sediment traps.
c. All water lines shall be pressure tested to minimum of 200 psi or 150 over operating
prossurc(static)for 2 hours. Services may be tested separately by vi,: d inspection of
the corp stop under static pressure. Five(5) psi loss o.It
d Chlorinate for 24 hours,using liquid chlorine and chlorine pump assembly. The
inspector will schedule chlorinating. Five working days advanced notice is required.
e. Water used for Rushing warm lines shall be drained into sanitary sewer only.
IF Purity tests are collected by the construction inspector at blowofla and hydrants. Water
Purdy tests are taken to the laboratory on Wednesday. Contractor shall arrange courier
service for any other day.
4. Crushed trick backfill to grade is required in City right-of-way. Recycled concrete may be used in
lieu of coshed rock backl-sli. Pit run type material may be considered for use in backfsll by the
construction inspector. Compaction testing may be required.
d. Where conflict exists,the water main shall go under other utilities,howeixr,it is preferred that
no water mains shall have more Run 6-fat of cover. All water maims shall have a minimum of
3-feet of cover.
6. Find acceptance shall be after final walk through inspection adjustment of all structures.and
approval of as-buils and cost data inventory.
SANITARY SEWER:
I. All pipes and materials shall be per approved plan and standard notes
2. Pipe bedding for PVC pipe shall be pea gravel 6'above and below the pipe.
3. Select backfiil shall be compacted to at[cast 95%of maximum densm.

4. Bedding material shall be per Standard Specifications 903.12(3).
5. Btckftll shall be compacted to at least 95%of maximum density.
6. City wants a nice smooth grout inside the CB.
7. City nay request that the line be tamped.
8. System is to be all Bushed and cleaned.
TRANSPORTATION
1. Use select backftll for open benches and compact to at least 95%of maximum density.
2. Track hauling on the Arsenals arc limited to 8:30 AM to 3 30 PM.
3. Keep a set of approved drawings on-site at all times.
4. Saw cut patching. Use 5/8 inch crash rock.
S. Uniform manual shall be followed for sum closures,routing for traffic. Developer must(le
'Traffic Control Plan'with Transportation Division.
6. Contractor shall not leave open trenches overnight with out proper corer.
