Gentlemen;
This is to serve as a report of engineering geologic exploration and
evaluation services performed within the above referenced project site, as
requested by you.
INTRODUCTION
This report presents our findings, opinions, conclusions and recommendations
for development with respect to engineering geologic conditions found within
the site. We understand that development is to consist of residential
dwellings within the subject lot areas.
The scope of services included observation within and around the subject site
area. In addition, we reviewed available soils and geologic maps of the area,
some which "are published, and some which are not.
•
LOCATION & SITE DESCRIPTION
The investigated area consists of the northerly portions of lots 7, 8 & 9 of
Warrens Addition, which is located between NE 20th Street and NE 22nd Street,
at Camas Avenue NE, in the city of Renton, Washington.
Presently, the site area is undeveloped. The evaluated area is distinguished
by a moderately steep to steep northerly and northeasterly facing slope., which

breaks up to a flatter area toward the south, and down to the existing plat of
Azalea East to the north. The northern portion of this slope appears to have
been modified or created through past excavation. The source of this
excavation is unknown, but is probably associated with the development within
the past of Azalea East. Vegetation within the native slope area primarily
consists of mixed evergreen and deciduous trees, with underbrush. Vegetation
upon the modified slope consists of a thin covering of brush and/or grass.
FIELD OBSERVATIONS
Our field observations and site area reconnaissance work was performed on
June 25, 1990. Soils observed in the explorations were visually classified in
the field. - We found the soils exposed within the steep slope area to consist
of grey-brown to grey, dense to very dense, poorly sorted slightly silty to
silty sand and gravel. These deposits are considered to be advance glacial
outwash deposits.
GEOLOGIC SETTING
Landforms within this region comprise a system of glacially sculpted features.
Locally, the terrain in this portion of the city of Renton adjacent environs
are interpreted to have been glacially modified. Glacial ice is thought to
have last occupied the region during the late Pleistocene epoch, some 11 ,000
to .13,000 years before present. The latest glacial advance over the area is
referred to as the Vashon Stade of the Fraser Glaciation. This latest advance
deposited the dense sand and gravel deposit observed within this site. The
geologic literature of the region also indicates that the site area is cored
at this location by advance glacial outwash deposits.
GROUND WATER CONDITIONS
No indications of ground water were observed during our site visit and
observations.

SLOPE STABILITY
The purpose of our observations and reconnaissance slope reconnaissance work
within the sloping portion of the site is to determine the general character
and stability of the sloping areas on the site. In this study slope stability
is used to determine general development siting criteria for the proposed
structures. Our observations and reconnaissance within the indicated slope
areas were used to obtain general information for our determination of slope
stability, and potential impacts to development within this site.
Large scale (rotational) landsliding was not generally apparent within the
site. Surface landsliding was also not observed within the native slope
areas; however; some indication of near surface sliding due to erosion was
observed within the modified (undercut) portions of the slope. The slope area
appears to have been derived from some past excavation, which exposed the
granular deposits to weathering and erosion. We are of the opinion that any
surface slides which may occur within the slope area would be due to
undermining of the stability by toe removal and/or continued erosion.
CONCLUDING OPINIONS
In general , we conclude that the evaluated lot areas should be suitable for
the proposed residence development., provided the guideline recommendations and
precautions as presented herein are followed. From an engineering geologic
standpoint, the native glacial deposits appear stable, and the area within the
sloping portion .of the site appears relatively stable. The native ground
conditions encountered should be capable of supporting the development.
Development related improvements such as paved roads, curbs and gutters, and
site drainage control systems should tend to lessen the impact of surface and
ground water on the sloping portion of the site, and may influence somewhat
the amount of ground water entering the subsurface from this area. Past
processes which have formed the existing steep slope are not expected to

Page 4
continue; thus the existing stability conditions should remain unchanged by
development improvements, if guideline recommendations are followed.
We recommend that project design and site preparation take into account the
sloping character of portions of the site. The undisturbed glacial deposits
should provide a reasonable subgrade for support of the site improvements.
Development Considerations
Our engineering geologic evaluation of the site indicates that site
development considerations should include adequate depth of foundation
placement for the residence structures into the dense glacial deposits near
or on the slope area. This typically requires "stepped" type foundations.
Typically, structures placed within the dense native ground are considered
stable due to the quality of the granular soil deposits. Fill is not
recommended to be placed within the slope area, unless specifically approved
and evaluated by the geotechnical consultant.
Any proposed rockery areas stability is generally dependent upon the stability
and ground water conditions of the proposed rockery area. Rockeries are not
recommended to be placed within the sloping portion of this site, unless
specifically designed and approved. If rockeries are desired, we suggest that
the type, placement, construction techniques and inspection requirements as
specified by the City of Renton for rockery construction should be used.
Drainage and Erosion Protection
Roofs and pavements will reduce the surface area available for natural -
infiltration within the site. This will in turn increase surface runoff. We
recommend that roof drains, catch basins or other devices used to collect
surface runoff be directed by tight line into the storm drain or other
suitable system. ,Runoff should not be allowed to discharge onto sloping
ground or to saturate foundation areas. Surface drains should be maintained
separately, and not interconnected with foundation or wall drains.

Page 5
Erosion potential should be considered moderate to severe for stripped areas
with 15% or steeper grades. Erosion potential for areas in which the existing
low ground cover is left intact, and surface water is controlled, is expected
to be unaffected by the proposed development. We suggest the exposed soil
areas of the sloping portions of the site and downslope, and any areas exposed
during earthwork, be protected from erosion to increase slope stability. This
erosion protection could consist of jute netting, .hydro-seeding, and/or
vegetation planting to protect the surface from erosion.
USE OF THIS REPORT AND WARRANTY
We have prepared this report for use by Woodland Investments,, and their agents
for their use in planning and preliminary design of a portion of this project.
Within the limitations of scope, schedule and budget for our work, we warrant
that our work has been done in accordance with generally accepted practices
followed in this area at the time the report was prepared. No other warranty,
expressed or implied, is made.
Thank you for the opportunity to be of service. If there are any questions
concerning this report or if we can provide additional services, please feel
