This request aligns with the intent of applicable city codes and engineering standards. The following responses (A–E) provide justification for the modification. A. Compliance With Engineering Standards & Design Intent We are requesting to reduce the driveway width from 20 ft to 16 ft. A 16 ft width is a standard configuration that fully supports access to a two-car garage and meets safety and engineering requirements. The driveway will be constructed in concrete, a compliant and approved material. This reduction allows vegetation between the driveway and the property line, improving aesthetics and reducing unnecessary impervious surface without impacting vehicle access or circulation. B. Improved Stormwater Management Reducing the paved driveway area will decrease impervious surface and improve on-site stormwater retention. Directing additional runoff to our own property, rather than toward adjacent parcels, helps protect neighboring properties and supports environmentally responsible site design. C. Increased On-Site Parking Efficiency & Neighboring Access Removing a portion of the driveway yields a more functional layout that maximizes usable on-site parking while maintaining safe access. Vehicles can be parked fully within the lot without impacting the right-of-way or neighboring properties. Similar driveway widths are common in the neighborhood and perform successfully. D. Consistency With Code Purpose (RMC 4-4-080, Purpose A) This request is consistent with the stated purpose of RMC 4-4-080, Subsection A, which encourages adequate on-site parking while avoiding excessive paved areas. We are not requesting anything beyond what other Single-Family Residences are allowed. A 16 ft driveway provides sufficient parking on the lot, reduces on-street parking demand, and supports the code’s intent for efficient, safe, and environmentally responsible parking design. E. Meets Required Parking Without Exceeding Maximum Driveway Standards The site is required to provide three on-site parking spaces, and this proposal satisfies that requirement. A 16 ft driveway width complies with driveway standards applicable to Single-Family Residences and does not exceed maximum allowed dimensions.
