Subject: Shoreline Exemption Project Narrative
Parcel Information:
According to the City of Renton GIS, the subject property is approximately 59,800 square feet (1.37 acres) and
is situated east of the Cedar River. The parcel is designated as R-10 zoning and is currently developed as a
senior activity center, which will remain in its existing use. Adjacent properties are also designated as R-10
zoning.
The site is located within the mapped FEMA 50-year floodplain (Flood Zone X) and high seismic hazard area per
City of Renton GIS.
Scope Information:
Because the project will occur within 200 feet of the Cedar River shoreline, a shoreline application is required
under section 4-3-090 of the Renton Municipal Code (RMC).
The project scope consists of exterior improvements to address overall building condition and maintenance,
including replacement of the existing shingle and membrane roof coverings, replacement of exterior wall
siding, and replacement of rooftop HVAC equipment. Existing downspouts will be removed and reinstalled in
their original locations as part of the exterior work, with no changes to site drainage patterns or conditions. The
total estimated valuation of the work is $696,000.
No changes are proposed to the existing use or development standards of the site. No offsite improvements
are proposed or required. The project will not include any fill, excavation, or removal of any trees.
Due to the nature of the project as described above, this project qualifies for a shoreline exemption under 4-9-
190C of the Renton Municipal Code (RMC) as Maintenance and Repair scope. The criterion listed under RMC 4-
3-090D do not apply.
