Qualifications and Methodology
Arborist Credentials & Professional Experience
Observations and recommendations are based on extensive experience as a professional arborist
working across urban forestry, tree risk assessment, site development, and tree health management.
Professional Certifications:
• ISA Certified Arborist
• ISA Tree Risk Assessment Qualified (TRAQ)
• NUCA Dig Safe Certified
With years of field-based experience, I regularly provide:
• Tree risk evaluations and hazard mitigation
• Tree preservation guidance for residential, commercial, and municipal projects
• Compliance support for local tree codes and permitting
• Practical solutions for managing trees in built environments
This background ensures a balanced approach to tree care, risk management, and regulatory
compliance — grounded in industry standards and real-world application.
Arboricultural Best Management Practices (BMPs) – Standard Guidelines
Our field practices and recommendations follow established ISA and ANSI A300 Best Management
Practices (BMPs) to ensure tree health, risk mitigation, and regulatory compliance.
Guiding Documents & Protocols:
• ANSI A300 (Parts 1–10): Tree care operations (pruning, soil management, support systems, etc.)
• ISA Best Management Practices (BMPs)
• City/County-specific tree protection ordinances
• SDCI Director’s Rules & Exceptional Tree standards (for Seattle-based work)
• Species-specific tolerance guidelines (e.g. root disturbance thresholds, fungal susceptibility)
Key BMPs Observed:
• No trunk or root collar disturbance
• All cuts made per ANSI A300 Pruning Standards
• Avoidance of critical root zones (CRZ/TPZ) during site access or construction
• Soil compaction minimized or mitigated with mulch and/or decompaction strategies
• Equipment and materials staged outside of CRZ where feasible
• Use of physical root protection (fencing, mulch rings, air excavation) when applicable
• Monitoring for pathogen signs (e.g., Phytophthora, Armillaria, decay fungi)
Documentation:
• Photos, notes, and mapping within CompanyCam support ongoing monitoring and compliance
• Tree risk assessments and preservation recommendations prepared to ISA TRAQ standards when
applicable

Arborist Report Dec 9, 2025
Arborist Report
Prepared For: Penta Commercial LLC
Prepared By: Eric Ledford, ISA Certified Arborist PN-9290A
Site Address: 1222 Bronson Way North, Renton, WA
Date of Inspection: December 9, 2025
Report Date: December 9, 2025
1. Purpose of Report
This report provides an arboricultural evaluation of trees located on the commercial property at 1222
Bronson Way North, Renton, WA. The purpose is to:
• Document tree condition and species
• Identify potential hazards to site users
• Support tree management decisions including pruning, retention, and removals
• Assist with compliance for any permitting requirements with the City of Renton
2. Methodology
A ground-based visual inspection was conducted in accordance with the ISA Tree Risk Assessment
Best Management Practices (Level 2). Observations included:
• Species identification
• Diameter at Breast Height (DBH) measurements
• Canopy health
• Structural integrity
• Signs of pest damage, decay, or vandalism
• Assessment of site usage and potential targets beneath tree canopies
Trees were documented with photographs and cross-referenced to a site map using numerical IDs.
3. Site Description
The property is an active commercial strip mall with multiple businesses including restaurants, salons,
and educational facilities. The site experiences heavy pedestrian and vehicle traffic, particularly
around parking areas adjacent to the tree line.
Ten (10) trees were identified and assessed. They are distributed around the site perimeter and
planting strips, with some located near driveways, walkways, and parking stalls.
4. Tree Inventory and Observations
Site: Penta Commercial LLC, 1222 Bronson Way North, Renton, WA
• Tree #1 – Douglas Fir or Western Hemlock (23” DBH)
This tree is completely dead. It displays clear signs of vandalism, including a series of drilled holes
at the lower trunk. The canopy is entirely defoliated.
Risk Level: High
• Tree #2 – Blue Atlas Cedar (21” DBH)
This tree is approximately 95% dead and exhibits significant scorch damage. While no drill
holes were found, it is located adjacent to Tree #1 and may have been affected by chemical
contamination through shared root zones.
Risk Level: High
• Trees #3 through #7 – Douglas Fir (28–32” DBH)
These are large, mature, and well-structured fir trees located in the northern parking strip. They are
in excellent overall health with minor deadwood and no major defects observed. These trees do
overhang a parking area and should be monitored as part of routine maintenance.
Risk Level: Low
• Tree #8 – Box Elder (~22” DBH)
This tree is in poor condition with evident structural decay, including significant heart rot. A section
of the tree has already failed and fallen.
Risk Level: High
• Tree #9 – Box Elder or Hybrid Maple (~14” DBH)
This tree appears heavily overpruned and displays signs of root zone damage, likely from repeated
foot traffic and parking lot compaction. Decline is advanced.
Risk Level: High
• Tree #10 – Box Elder (~20” DBH)
This tree is heavily overgrown with English ivy, which obscures full structural inspection. Based on
similarity in location, species, and pruning history to Trees #8 and #9, it may be experiencing early
decline. No major failures were observed at the time of inspection.
Risk Level: Moderate
5. Risk Discussion
Trees 1, 2, 8, and 9 present immediate safety concerns due to death or advanced structural decline.
Tree 10, while partially obscured by ivy, shows similar maintenance history and soil compaction as
trees 8 and 9, suggesting it may be on a comparable decline trajectory.
Trees 3 through 7 are healthy Douglas firs. While located above parking areas, they present no current
structural defects and are considered low risk with routine monitoring and maintenance.
6. Recommendations
Removals (High Risk)
• Tree 1: Dead and vandalized
• Tree 2: Functionally dead, likely poisoned
• Tree 8: Structural decay
• Tree 9: Compromised root and trunk structure
Further Evaluation / Monitoring
• Tree 10: Remove ivy to evaluate trunk and branch structure; reassess risk
Preservation and Routine Care
• Trees 3–7: Prune for clearance and deadwood as needed; inspect periodically
