HomeMy WebLinkAbout12-22-2025 - City Letter to Hearing Examiner -Willowcrest Phase II December 22, 2025 Emily Terrell City of Renton Hearing Examiner emilyt@soundmunicipal.com SUBJECT: Staff Report Point of Clarification Willowcrest Phase II – LUA25-000073/PR25-000021 Dear Ms. Terrell: Following the close of the public hearing, staff identified an administrative oversight regarding the status of the Sunset Redevelopment Master Site Plan (LUA14-001475, Exhibit 24). The Master Site Plan expired on January 14, 2025, and is therefore no longer in effect. As a result, the Willowcrest Phase II application does not require, nor is it eligible for, processing as a minor modification to an active Master Site Plan. The discussion contained in Finding of Fact 29 of the staff report addressing the minor modification request is now moot. Importantly, no conditions of approval were recommended or relied upon in connection with that analysis. Accordingly, the lapse of the Sunset Redevelopment Master Site Plan does not alter staff’s recommendation, the proposed conditions of approval, or the overall PUD/Binding Site Plan review.
