RE: Request for Variance – Modification for Electric Vehicle Charging Stations at Best Western
Plus Renton Inn
Dear Mariah,
Thank you for your time and assistance with the EVCS project known at the Best Western Plus
Renton Inn located at 1850 Maple Valley Hwy. Please accept this Request for Variance –
Modification to the site parking standards for the proposed site modification.
1. Project Description:
EVCS proposes the modification of the existing Best Western Hotel Parking Lot with the
conversion of (12) standard parking spaces into (9) electric vehicle (EV) parking spaces,
which includes (1) ADA compliant parking stall. Also, the addition of (1) utility
transformer, (1) switch gear assembly, (4) Noodoe DC150P dispensers and (1) Noodoe
AC7LC L2 dispenser. EVCS will also paint and mark all EV charging spaces and install
necessary parking signs. Finally, the project also includes the reconfiguration of an
existing curb, addition of protective bollards and new landscaping in the existing
landscape area near property boundary.
2. Site Description:
The Hotel property is located at Assessor Parcel #172305-9100 in the CA (Commercial
Arterial) Zoning District zone, adjacent to the Maple Valley Hwy SR 169 and the on ramp
to I-405 North bound - accessible from Maple Valley Hwy SR 169 near major City
arterials.
3. Lot Area Calculations:
Total Lot Area: 63,216 Square Feet = 1.45 Acres
1 Total Building on Parcel: 47,029 net Square Footage
Total Building Lot Coverage: 47,029 Square Feet = 74%
Total Vehicle Parking spaces: 94 stalls with 3 ADA compliant stalls
The proposal does not conform to City Parking standards regarding the required number of
stalls per the room count of the Hotel. As a result, the landowner and applicant EVCS wish to
request a Variance Modification to provide selected parking stalls conversion to Electrical Vehicle
(EV) Charging stalls and infrastructure to accommodate customer EV Charging needs at the
Hotel.
Attached is a Land Use Application with Legal Description & Selected Maps. In addition,
attached is a Modification Justification memo with information regarding the Modification
Submittal Requirements.
