In addition, the project repaved and completed the alley adjacent to their site. Subsequently, WSADA purchased the site under this analysis, parcel number 334040-4805. The site, which is due south, would be connected with the alley. The new parking would access the current connection between the alley and SW 12th Street and increase the parking available for the trainees with an additional 32 stalls. Figure 1 shows the property in relation to the WSADA building and Figure 2 shows the layout of the proposed parking area. Purpose of the Additional Parking The 43 stalls associated with the new building provides adequate parking for the day to day parking needs of WSADA. From time to time, WSADA requires additional parking in order to serve training for dealership personnel several times a week . The timing of the training is from 10 AM to 3 PM with the intent to provide it outside AM and PM peak hours to accommodate the trainees. In many instances a building also used for training can handle intermittent overflow parking needs on a local street system that provides on-street parking to accommodate this infrequent need. Surrounding the WSADA building are streets that do not allow parking or are narrow in width with undefined on-street parking. In the case of Grady Way, this arterial is five lane s and was not constructed to provide on-street parking. Other roadways in the area adjacent to the site are Raymond Avenue SW and SW 12th Street. Both streets are approximately 24 feet wide with undefined shoulders. Given that the auto dealers are arriving on site in new cars it is important that a safe parking area with ample stall size is available to them.
