TRIP GENERATION ASSESSMENT
1. INTRODUCTION
Heath & Associates has been engaged to prepare a trip generation assessment for
the proposed Fitness 19 project. This report summarizes the project scope and
evaluates the change in trip generation associated with the proposed change of use.
2. PROJECT DESCRIPTION
Proposal
Fitness 19 is a proposed health and fitness club seeking to occupy ~28,631 square
feet of existing vacant commercial space in the City of Renton. The building was
previously occupied by a supermarket.
Location
The property address is 3208 NE Sunset Boulevard, Renton (Tax Parcel Number:
0423059153). The project is located within the Sunset Plaza shopping center and is
accessed by NE Sunset Boulevard (SR 900).
Access
Primary access to the site is provided via SR 900 through two existing driveways, with
secondary access available from Kirkland Avenue NE. No changes to the existing
driveway connections are proposed as part of this tenant improvement project.
A vicinity map is provided in Figure 1 on the following page. A floor plan of the
health and fitness club is provided in the appendix.

3. TRIP GENERATION
Trip generation is defined as the number of vehicle movements that enter or exit the
prospective project site during a designated time period, such as a specific peak hour
(AM or PM) or an entire day. Trip estimates were derived from the Institute of
Transportation Engineers (ITE) publication, Trip Generation, 12th Edition. Both the
proposed and former uses are described below. ITE’s average rates or fitted-curve
equations were applied in accordance with the methodology outlined in the Trip
Generation Handbook.
Former Use:
LUC – 850 – Supermarket

Proposed Use:
LUC 492 – Health/Fitness Club
Input Variable: Square Footage
Trip Adjustments:
Pass-by trips are defined as trips which make an intermediate stop at a site along their
existing route between a primary origin and destination. Pass-by trips impact site
driveways but do not represent new trips on the surrounding street network. The
pass-by rate for LUC 850 – Supermarket is 24%. No pass-by rate is available for the
proposed use, LUC 492 – Health/Fitness Club. Pass-by trips will be deducted out from
the primary trips.
Table 1 below highlights the trip generation for the previous use and the proposed
Fitness 19.

Based on ITE data and the change in use from a supermarket to a health and fitness
club is estimated to generate a net decrease in trip activity with -1,267 net new daily
trips, -13 AM peak hour trips and -102 PM peak hour trips.
4. CONCLUSION
Fitness 19 is a proposed health and fitness club seeking to occupy a 28,631 square
foot commercial building that was formerly a supermarket. The change in use is
estimated to result in a net reduction in daily and peak hour trip activity.
Consequently, no additional analysis is identified at this time.

8. ANY ALTERATIONS TO STRUCTURAL ELEMENTS OR BUILDING SHELL DESIGN
SHALL NOT BE DONE WITHOUT PRIOR AUTHORIZATION FROM ARCHITECT.
ALL CONTRACTOR INITIATED CHANGES SHALL BE SUBMITTED TO ARCHITECT
IN WRITING FOR APPROVAL.
9. DEMOLITION CONTRACTOR IS RESPONSIBLE FOR LICENSED TESTING AND,
IF REQUIRED, ABATEMENT OF ANY HAZARDOUS MATERIALS DISTURBED
DURING SITE CLEARING AND PREPARATION.
10. SOIL CONDITIONS DISCOVERED DURING EXCAVATION WHICH APPEAR
INCONSISTENT WITH THE ALLOWABLE SOIL BEARING PRESSURE ASSUMED
SHALL BE REPORTED TO THE ARCHITECT. THE ACTUAL ELEVATIONS OF THE
FOOTINGS WILL BE ESTABLISHED BY THE CONTRACTOR AND MUST BEAR ON
SOLID UNDISTURBED EARTH OR CONTROLLED AND COMPACTED
STRUCTURAL FILL. SEE STRUCTURAL NOTES FOR ADDITIONAL REQUIREMENTS.
11. CONTRACTOR SHALL PROVIDE ALL TEMPORARY SUPPORTS AND BRACING
AS REQUIRED. INSTALL TEMPORARY BARRIERS AS NECESSARY TO PROTECT
ADJACENT STREET RIGHT-OF-WAY AND NEIGHBORING PROPERTIES.
CONTRACTOR SHALL BE RESPONSIBLE FOR STRENGTH AND SUITABILITY OF
TEMPORARY BARRIERS AND SUPPORTS PER CITY AND COUNTY STANDARDS.
ALL TEMPORARY WORK SHALL BE REMOVED AT THE END OF EACH SEQUENCE
OR AT COMPLETION OF THE CONTRACT WORK.
12. MECHANICAL AND ELECTRICAL TO BE BIDDER-DESIGN UNDER SEPARATE
PERMIT. CONTRACTOR SHALL SUBMIT PLANS TO ARCHITECT FOR REVIEW
PRIOR TO CONSTRUCTION. CONTRACTOR SHALL VERIFY SIZES AND
LOCATIONS OF ALL OPENINGS FOR MECHANICAL WORK AND OBTAIN SHOP
DRAWINGS FOR REVIEW BY ARCHITECT BEFORE PROCEEDING WITH THE
WORK.
13. PROTECT ALL NON-COMPATIBLE MATERIALS FROM GALVANIC ACTION.
14. REPETITIOUS DETAILS MAY BE CALLED OUT RARELY ON THE DRAWINGS
BUT SHALL BE PROVIDED AT ALL LOCATIONS WHERE THEY OCCUR.
15. ALL WORKMANSHIP SHALL BE OF THE HIGHEST QUALITY AND IN
ACCORDANCE WITH MANUFACTURER'S SPECIFICATIONS, INSTALLATION
INSTRUCTIONS AND RECOMMENDATIONS FOR USE. WORKMANSHIP QUALITY
SHALL BE JUDGED ACCORDING TO THE BEST ACCEPTED STANDARDS OF THE
BUILDING INDUSTRY. CONTRACTOR SHALL CORRECT ALL DEFECTIVE WORK
TO SATISFACTION OF OWNER AT CONTRACTOR'S EXPENSE AND IN A TIMELY
MANNER. A PUNCH LIST WILL BE ISSUED AT COMPLETION OF PROJECT.
NOTIFY ARCHITECT AT SUBSTANTIAL COMPLETION.
16. ALL MATERIALS AND WORKMANSHIP SHALL BE GUARANTEED FOR A
PERIOD OF ONE YEAR FROM DATE OF ACCEPTANCE OF COMPLETED PROJECT
BY OWNER. ROOFING, WATERPROOFING, FLASHINGS AND ALL OTHER WORK
WHICH IS A COMPONENT PART OF THE ROOFING IS TO BE WEATHERTIGHT
UNDER ORDINARY WEAR AND USAGE FOR A PERIOD OF TWO YEARS FROM
DATE OF ACCEPTANCE, TO BE SUPPLEMENTED BY THE TERMS AND
CONDITIONS OF EXTENDED MANUFACTURER'S WARRANTIES. AT TIME OF
