HomeMy WebLinkAboutB25006585 17425 120th Lane SE 26-0115 January 15, 2026 Mr. Kelen Goetz K&J Property Services, LLC 19810 155th Street Ct E Bonney Lake, WA 98391 RE: Building Permit Structural Plan Review – First Submittal 17425 120th Lane SE (B25006585) Dear Mr. Goetz: We reviewed the proposed project for compliance with the structural provisions of the 2021 International Existing Building Code (IEBC) and 2021 International Building Code (IBC) as amended and adopted by the State of Washington and the City of Renton. The design team should address the comments below. Responses to the review comments below should be made in an itemized letter form and any changes to the drawings should be clouded. We recommend that the permit applicant have the structural engineer respond and resubmit for additional review. All information should be submitted directly to the City of Renton. Structural General 1. In light of the drawings indicating preservative-treated lumber, the drawings should be revised to indicate the lumber shall be treated to the AWPA U1-16 (plant or shop treatment) and M4-16 (field treatment) standards. Below is an image from Sheet S-1 with our redlined comments which need to be resolved and our highlighted marks. The revised drawings should be submitted for review. See IBC Sections 107.2.1, 1603.1, and 2303.1.9. Mr. Goetz Page 2 of 4 January 15, 2026 2. A note should be added to the section of the structural notes on PT Wood, Sheet S-1, stating that fasteners, including nuts and washers, installed in preservative-treated wood shall be hot-dipped zinc-coated galvanized with a minimum coating weight complying with ASTM A 153. Fasteners other than nails, timber rivets, wood screws, and lag screws are permitted to be mechanically deposited zinc-coated with coating weights complying with ASTM B 695, Class 55 minimum. Below is an image from Sheet S-1 with our redlined comments which need to be resolved as well as our highlighted marks. The revised drawings should be submitted for review. See IBC Sections 2304.10.6 and 2304.10.6.1. 3. The drawings, such as Sheet S-1, indicate the use of lag bolts/ lag screws and nails. To what standards are the lag bolts/ screws (ANSI/ASME Standard B18.2.1?) and nails (ASTM F1667?) to meet? Please note, per the 2018 NDS Section C12.1.4.1, ANSI/ASME Standard B18.2.1, the metal strength must be specified by the designer. See the footnotes in NDS Tables 12K and 12J (for lag screws: Fyb = 70 ksi for D = 0.25”, Fyb = 60 ksi for D = 0.3125”, and Fyb = 45 ksi for D ≥ 0.375”). Below is an image from Sheet S-1 with our redlined comments which need to be resolved. The drawings should be revised to clarify what standards and material strengths are to be met. The inspection note on Sheet S-1 appears to include an outdated reference. Below is an image from Sheet S-1 with our redlined comments which need to be resolved. The revised drawings should be submitted for review. See IBC Sections 107.2.1 and 1603.1. 5. Our review notes the submitted drawings do not include abbreviations list which defines the abbreviations indicated on the drawings. The drawings should be revised to include such a list so as to define the design intent. Below is an image from Sheet S2.1 with our redlined comment which need to be resolved. Is the design intent to have the proposed Simpson hardware to be fully nailed/ screwed to the attached lumber (i.e., no empty holes in the connecting part of the hardware). The drawings should be revised to include such a list so as to define the design intent. The revised drawings should be submitted for review. See IBC Sections 107.2.1 and 1603.1. Corrections and comments made during the review process do not relieve the permit applicant or the designers from compliance with code requirements, conditions of approval, and permit requirements; nor are the designers relieved of responsibility for a complete design in accordance with the laws of the state of Washington. This review is for general compliance with the International Existing Building Code and International Building Code as they relate to the project. See IBC Section 105.4.
