HomeMy WebLinkAboutLUA25-000368_On Hold Letter_v1 January 21, 2026 Phil Becker PO Box 162 Auburn, WA 98071 SUBJECT: "On Hold" Notice Dulay 102nd Ave Subdivision / LUA25-000368 Dear Mr. Becker, The Planning Division of the City of Renton accepted the above master application for review on October 29, 2025. During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before January 20, 2025 (if more time is needed, please let me know) so that we may continue the review of the above subject application: Planning Per City Code 4-6-060J, Shared Driveway Standards, newly proposed shared driveways shall be within a separate tract, not on a developable lot. Please update plans to show conformance to 4-6-060J. Engineering Per the geotechnical report, infiltration is not feasible. Please provide a mounding analysis to justify the use of a full-infiltration trench. Model the site using Soil Type “C.” Adjust the ROW alignment by shifting it 0.5 feet to the east to reflect a 16-foot pavement section rather than 16.5 feet. Permeable pavement does not qualify for full infiltration credit. Relabel the TDAs as basins. The site should show two basins: TDA 1 → Basin 1 TDA 2 → Basin 2 the basins are under one TDA. The 102nd Avenue frontage may be shown as a separate TDA. Please identify the point of compliance for both Basin 1 and Basin 2. Provide a downstream analysis map demonstrating that Basin 1 and Basin 2 flows converge within ¼ mile, confirming that the project does not constitute a flow diversion. Revise the report to evaluate Core Requirements #3, #8, and #9 at the site level, rather than evaluating them individually for each TDA. Fire Please see attached comments from the Renton Fire Authority. Property Services City notes discrepancies between boundary measurements on the preliminary short plat plan and recorded documents. These must be confirmed/corrected prior to final short plat submittal, at the latest. Item #11 on the title report refers to an easement encumbering parcel B under King County Recording No. 8910312126. The document in question encumbers a property in North Bend, not either of the parcels subject to the preliminary plat. However, as the easement was shown on the preliminary plat as “to be vacated” I am requesting that it please be made a condition of approval that it is vacated and/or removed from title to the property, evidenced by an updated title report/subdivision guarantee. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice.
