Grady Way Renton, WA 98057 RE: Minor Modification request for LUA22-000424 Permit Center, This is a request for the minor modification of approved LUA22-000424. The reason for the modification is a change of tenant of the building. The approved design was for Chase bank, and the current intended tenant is Sound Credit Union. Sound Credit Union has distinctive exterior features which reflect their brand, therefore a minor modification is needed. For the site plan, the revised building footprint is relatively similar to previously approved building footprint. We modified the plaza to better accommodate the revised building footprint and entrance. The plaza area is 1,075 SF (>1,000 SF required). The plaza will be around 30” below the building finish floor elevation to accommodate the slope of the site. We will have concrete stairs at the southeast of the building for public to enter the building from the plaza or sidewalk. We also have a sidewalk on East side of the stair for ADA access. For the revised building design, we continue to provide more than 50% of glazing between 4’ and 8’ at South elevation (facing Petrovisky Rd) and West elevation (facing Benson Dr). We are also adding trellis on the north elevation to avoid blank wall. For the overhead weather protection, we propose to use sunshades instead of canopies because most of the areas below the sunshades will be landscaping. On the South elevation, we provided more than 75% of sunshade per requirement. On the West elevation, we provided sunshade at all window locations. However, we’re still 5’ short of required 75%. Please review this elevation and let us know if there is an alternate way to make up the shortage. We believe the revised design meets the intent of the City’s zoning requirements and does not impact the previously approved review (LUA22-000424).
