Grady Way Renton, WA 98057 RE: Minor Modification request for LUA22-000424 Permit Center, This in response to the email dated 12/4/2025 From Jill Ding, Senior Planner. 1. A Modification Justification that addresses the following criteria: a. Involve more than a ten percent (10%) increase or decrease in any measurable aspect of the approved plan such as, but not limited to, area, scale, building height, density, commercial area, amenities, public or private open space, landscaping, parking spaces, building materials (e.g., glazing), etc.; For this criteria, please identify the previously approved footprint and the new footprint, demonstrating that the proposal would not result in an increase or decrease of 10%. BCRA RESPONSE: CHASE= 2850 SF VS. SOUND CREDIT UNION= 2917 SF . 2917-2850 SF = 67 SF 67/2871 SF X 100 = 2.3% Increase b. Have a substantially greater impact on the environment and/or public facilities than the approved plan; BCRA RESPONSE: No change c. Change the boundaries of the originally approved plan; and BCRA RESPONSE: No change d. Substantially alter a key feature of the approved plan. For reference, Key Features are listed on page 44 of the Staff Report to the Hearing Examiner as “Key features, which are integral to this project include the proposed public plaza, primary building entries fronting on the public street, the glazing proposed along the south and east facades of the bank building, and the stone façade proposed on the convenience store and bank facades.” BCRA RESPONSE: Here are some of the key features that we have maintained or enhanced as part of our response to the hearing examiner comments. We are maintaining the 1,000 SF public plaza as in the previous proposal. The primary building entry has been relocated to the southeast corner, providing frontage and direct access from the public street. The south and east façades now incorporate glazing that meets the applicable design guideline requirements. These include providing a 4-foot landscape buffer along the north property line with an added trellis element. On the east elevation, we introduced roofline variation, including a sloped roof feature for Sound Credit Union, to enhance architectural interest. Additionally, the east façade now includes a corner entry with differentiated wall materials, improved weather protection, and increased modulation, color variation, and material changes. 2. Please add a dimension to the site plan that identifies the setback between the proposed building and the new property line (after dedication).
