Hi Jill-
Thank you for you help-
For the overhead weather protec5on requirement. We would like to confirm a few items:
1) Can sunshades be allowed instead of canopies? We have a mix in the building. We have a canopy at
the SE corner main entry. Then there are sunshades on the west façade and south façade. We are
using sunshades because they are more light weight and provide shading for the offices. They are less
costly due to minimal structural elements. In addi5on we would like some rain to get to the landscape
areas that are below next to the building and because they are not near any of the sidewalks.
2) We are just short on the west façade unless I can count the side distance of the South sunshade I have
circled in orange below then we will be at 51’. I’ve included a 3D view from the SW corner to help
explain.

permit center mee5ng on 7/28/25. Do we need to schedule one?
• Pre-submiMal screening – should we schedule the screening with you?

We’re planning to submit minor modifica5on before Thanksgiving, if possible.

This sounds like the proposal would still qualify as a minor site plan modification. We would conduct a
full design review compliance as part of the minor modification review.
Just looking at the elevations that you had provided, it appears that the elevations would need to include
more glazing and weather protection to comply with our urban design regulations (RMC 4-3-100).

Jill,
Do you have submiMal checklist for both major and minor modifica5ons? We hope to qualify for minor
modifica5ons since we’re also one story building, rela5vely close in terms of building area and height.
However, Sound Credit Union is quite different from the Chase Bank in terms of exterior design. AMached is
one example from another site but similar in area. We will use similar design language for the Renton branch.
Of course, we will go through City of Renton zoning requirement and ensure our exterior design will meet all
the requirements. Please let us know how and when we will know if we qualify for minor modifica5ons. Please
feel free to call and discuss.

The previously approved site plan can be modified, provided the modification is minor and complies with
the following criteria:
H. MODIFICATIONS TO AN APPROVED MASTER PLAN OR SITE PLAN:
1. Major Modifications: Major modifications to an approved master plan or site plan require a new
application which is subject to the submittal and review procedures of RMC 4-9-200F.
2. Minor Modifications: Minor modifications may be permitted by administrative determination. To be

Ming-Sing,
Thank you for your email. The primary building entrance could be shifted slightly and does not
necessarily need to be right at the corner of the intersection. Provided, the elevations comply with the
Urban Design Regulations for Design District D, I do not see an issue with the entry shifting to the
location of where the red arrow is on your illustration below.
Regarding the glazing, our design regulations specify:
1. Any facade visible to the public shall be comprised of at least fifty percent (50%)
transparent windows and/or doors for at least the portion of the ground floor facade

that is between four feet (4') and eight feet (8') above ground (as measured on the true
elevation).
2. Where windows or storefronts occur, they must principally contain clear glazing.
Tinted, dark, and highly reflective (mirror-type) glass and film are prohibited.
You could potentially add some window coverings (blinds or shades), provided that these can be opened
or closed (i.e. they cannot remain closed all of the time).

Jill,
Thanks for meeting with us on Monday and discussed the corner lot of Benson-Petrovitsky. After
discussion with owner, we have questions below,
1. For the entry from plaza, is the entry has to be from Southwest corner (blue arrow)? Can it be
located at the south side (red arrow)? We can extend the plaza to where the red arrow is.

2. For the glazing requirements on West and South side, the zoning required the glazing to be
clear. Are there any exceptions for the financial institute? This is very challenging for the
financial institute because they’re facing ‘first amendment audit’ from time to time. Individual
will film inside or outside of the bank to test whether their right to record in public places is
respected. However, the bank needs to protect their clients private information and clear
glazing make it very easy for individual to record private information.
