BABAA Documentation: Provide letter from manufacturer(s) certifying that all products provided under this Section conform to the requirements of the Build America, Buy America Act (BABAA); refer to Section 01 6000 Product Requirements for additional information. C. Product Data: Provide capacity and dimensions of manufactured products and assemblies required for this project. Indicate electrical service with electrical characteristics and connection requirements and duct connections. D. Products shall be labeled with the manufacturer's logo and country of origin. This paragraph will be strictly enforced; contractors shall bid on this project accordingly. C. Manufacturer Qualifications: Company specializing in manufacturing the type of products specified in this section, with a minimum of five years of documented experience. D. Products Requiring Electrical Connection: Listed and classified by Underwriters Laboratories Inc. as suitable for the purpose specified and indicated. 1.07 DELIVERY, STORAGE, AND HANDLING A. Protect units from physical damage by storing them off site until roof mounting curbs are in place, ready for immediate installation of units. 1.08 WARRANTY A. Siding Replacement (CAG-25-247) Construction Documents – January 16, 2026 BCRA Project No. 25040.00.00 23 7416 - 3 PACKAGED ROOFTOP AIR- CONDITIONING UNITS PART 2 - PRODUCTS 2.01 BUILD AMERICA, BUY AMERICA ACT (BABAA) REQUIREMENTS A. Products shall comply with the requirements of the Build America, Buy America Act (BABAA), refer to Section 01 6000 Product Requirements for additional information. 2.02 MANUFACTURERS A. Trane B. JCI, Johnson Controls International C. Approved Equal 2.03 PACKAGED ROOFTOP UNITS A. Outdoor, rooftop mounted, electrically controlled, electric heating and cooling unit utilizing a fully hermetic, suction gas cooled, direct drive compressor(s) for cooling duty and gas combustion or for heating duty. B. Description: Factory assembled, single-piece heating and cooling rooftop unit. Contained within the unit enclosure shall be all factory wiring, piping, controls, and special features required prior to field start- up. C. Unit shall use environmentally sound, R-454b refrigerant. D. Units shall be installed in accordance with the manufacturer’s instructions. E. Units must be selected and installed in compliance with local, state, and federal codes. F. Unit meets ASHRAE 90.1 minimum efficiency requirements. G. Unit shall be rated in accordance with AHRI Standards 210/240 or 340/360. H. Unit shall be designed to conform to ASHRAE 15. I. Unit shall be CSA tested and certified in accordance with ANSI Z21.47 - 2016/CSA 2.3-2016, and CSA C22.2 No. 60335-2-40. J. Insulation and adhesive shall meet NFPA 90A requirements for flame spread and smoke generation. K. Unit shall be subjected to a completely automated run test on the assembly line. The data for each unit will be stored at the factory and must be available upon request. M. Unit shall be designed in accordance with CSA C.22.2 NO.60335-2-40, including tested to withstand rain. N. Unit shall be constructed to prevent intrusion of snow into the control. O. Electrical Characteristics: See schedule. 2.04 OPERATING CHARACTERISTICS: A. Unit shall be capable of starting and running at 115°F (52°C) ambient outdoor temperature, meeting maximum load criteria of AHRI Standard 210/240 or 340/360 at 10% voltage. B. Compressors with standard controls shall be capable of operation down to 45°F (7°C), ambient outdoor temperatures. Intermittent cooling shall be operational down 0° F (-17° C). Low ambient kit is necessary if mechanically cooling at ambient temperatures below 40°F (4°C). C. Unit shall be factory configured for vertical supply & return configurations. 2.05 FABRICATION A. Cabinet: Unit cabinet shall be constructed of galvanized steel with exterior surfaces coated with a non-chalking, powder paint finish, certified at 750-hour salt spray test per ASTM-B117 standards. B. Unit cabinet exterior paint: film thickness, (dry) 3.0 MILS minimum, gloss (per ASTM D523, 60°F / 16°C): 80+/-5, Hardness: H- 2H Pencil hardness. C. Unit cabinet shall have electric utility entry locations marked from the factory with a dimple for accuracy of field drilling. Entry locations shall be available for entry through the side of the unit or from the unit underside. D. Base Rail: 1. Unit shall have base rails on all 4 sides. 2. Holes shall be provided in the base rails for rigging shackles to facilitate maneuvering and overhead rigging. 3. Holes shall be provided in the base rail for moving the unit by fork truck. 4. Base rail shall be a minimum 15-gauge thickness. E. Top Panel: Renton Senior Activity Center HVAC, Roof & Ext. Siding Replacement (CAG-25-247) Construction Documents – January 16, 2026 BCRA Project No. 25040.00.00 23 7416 - 5 PACKAGED ROOFTOP AIR- CONDITIONING UNITS 1. Shall be a multi piece top panel. F. Supply Fan: Forward curved centrifugal type, resiliently mounted with V-belt drive, adjustable variable pitch motor pulley, and rubber isolated hinge mounted high efficiency motor or direct drive as indicated. Isolate complete fan assembly. Refer to Section 23 05 48. G. Air Filters: As noted on schedule. H. Roof Mounting: Refer to drawings for mounting conditions and or types. Unit shall be provided with manufacturer’s matching roof curb. I. Electrical Connections: 1. All unit power wiring shall enter unit cabinet through a field drilled hole located by a factory provided dimple. 2. Standard unit shall have a through- the- base electrical location(s) using a raised, embossed portion of the unit base-pan. 2.06 ELECTRIC HEAT A. General: 1. Use nickel chromium elements for heating. 2. Shall have a single stage of capacity on 3 kW through 9 kW heaters and two stages of capacity for all other heater sizes. 3. Shall have a primary limit control with automatic reset to prevent the heating element system from operating at an excessive temperature. 4. Heating section assembly shall slide out of the unit for easy maintenance and service. 5. Shall be wired for single point power supply with branch circuit fusing (where required). 2.07 COILS: A. Evaporator Coils, Aluminum Fin - Copper Tube: 1. Standard evaporator coils shall have aluminum plate fins mechanically bonded to seamless internally grooved copper tubes with all joints brazed. 2. Provide copper tube aluminum fin coil assembly with galvanized drain pan and connection. Renton Senior Activity Center HVAC, Roof & Ext. Provide capillary tubes or thermostatic expansion valves for units of 6 tons capacity and less, and thermostatic expansion valves and alternate row circuiting for units 7.5 tons cooling capacity and larger. 4. Shall be leak tested to 150 psig, pressure tested to 250 psig, and burst qualified to CSA C22.2 No. 60335-2-40. 5. Assembled unit shall be pressure tested to 450 psig. B. Condenser Coils, All Aluminum Microchannel: 1. Condenser coils shall have all aluminum microchannel design consisting of aluminum multiport flat tube design and aluminum fin. Coils shall be a furnace brazed design and contain epoxy lined shrink wrap on all aluminum to copper connections. 2. Microchannel condenser coils shall be leak tested to 150 psig, pressure tested by supplier to 600 psig, and burst qualified to CSA C22.2 No. 60335-2-40. 3. Provide direct drive propeller fans, resiliently mounted with fan guard, motor overload protection, wired to operate with compressor. Provide high efficiency fan motors. 4. Provide refrigerant pressure switches to cycle condenser fans. 5. Assembled unit shall be pressure tested to 450 psig. 2.08 REFRIGERANT CIRCUITS A. Refrigerant circuit shall include the following control, safety, and maintenance features: 1. Thermostatic Expansion Valve (TXV) shall help provide optimum performance across the entire operating range. 2. Refrigerant filter drier - Solid core design. 3. Service gauge connections on suction and discharge lines. B. Compressors 1. Unit shall use fully hermetic scroll compressors for each independent refrigeration circuit. 2. Compressor motors shall be cooled by refrigerant gas passing through motor windings. 3. Compressors shall be internally protected from high discharge temperature conditions. Compressors shall be protected from an over- temperature and over- amperage conditions by an internal, motor overload device. 5. Compressor shall be factory mounted on rubber grommets. 6. Crankcase heaters shall be installed in the factory as needed on tandem compressor sets. 7. For heat pump units, provide reversing valve, suction line accumulator, discharge muffler, flow control check valve, and solid-state defrost control utilizing thermistors. 2.09 REFRIGERATION DETECTION SYSTEM A. Unit shall have Refrigerant detection system that activates upon detection of refrigerant above minimum threshold. The RDS shall connect to unit controls and automatically start a sequence to dilute refrigerant gas as well as raise an alarm when it senses the presence of refrigerant in the cabinet. The RDS shall contain factory-installed sensors that are located to ensure accurate and timely sensing of refrigerant. 2.10 EVAPORATOR FAN AND MOTOR A. Evaporator fan motor: 1. Shall have permanently lubricated ball-bearings. 2. Shall have inherent automatic- reset thermal overload protection. 3. The job site selected brake horsepower shall be required to not exceed the motor’s nameplate horsepower rating plus the service factor. B. Evaporator Fan: 1. Forward curved centrifugal type, resiliently mounted with V-belt drive, adjustable variable pitch pulley, and rubber isolated hinge mounted. Provide with high efficiency motor or direct drive as indicated. Isolate complete fan assembly. 2. Blower bearings shall have an L10 life of 100,000 hrs 3. Shall use sealed, permanently lubricated ball-bearing type. 4. Shall be constructed from steel with a corrosion resistant finish and dynamically balanced. 2.11 CONDENSER FAN AND MOTORS A. Shall use permanently lubricated ball-bearings. 3. Shall have inherent thermal overload protection with an automatic reset feature. 4. Shall use a shaft- down design. B. Condenser Fans: 1. Shall be a direct- driven propeller type fan. 2.12 POWERED EXHAUST A. Propeller Powered Exhaust: 1. Power exhaust shall be used in conjunction with an integrated economizer. 2. Horizontal power exhaust shall be mounted in return ductwork. 3. Power exhaust shall be controlled by economizer controller operation. Exhaust fans shall be energized when dampers open past the 0-100% adjustable set point on the economizer control 2.01 MIXED AIR CASING A. Dampers: Provide outside, return, and relief dampers with motorized damper operator to provide full modulating economizer operation. B. Gaskets: Provide tight fitting dampers with edge gaskets and side seals, maximum leakage 5 percent at 2" pressure differential. C. Damper Operator: 24 volt with gear train sealed in oil. D. Controls: See Section 23 0913. 2.02 STANDARD FILTER SECTION A. Shall consist of factory installed, low velocity, disposable 2- in. thick fiberglass filters of commercially available sizes. B. Units can accept 2” or 4” filters and have a field convertible transition. C. Filters shall be accessible through an access panel; hinged panel with toolless access is available as described in the Special Features Options and Accessories section of this specification. Low Leak Economizer: 1. Integrated, tie-bar driven parallel modulating blade design type capable of simultaneous economizer and compressor operation. 2. Damper blades shall be galvanized steel with tie-bar metal linkages. Plastic or composite blades on intake or return shall not be acceptable. 3. Damper blades shall be class 1A dampers. 4. Shall include all hardware and controls to provide free cooling with outdoor air when temperature and/or humidity are below set points. 5. Shall be equipped with tie-bar driven dampers for both the outdoor ventilation air and the return air for positive air stream control. 6. Economizers shall comply with, and be certified to, the AMCA 511 standard. 7. Standard leak rate shall be equipped with dampers not to exceed 3 cfm/ft2 leakage at 1 in. wg pressure differential. 8. Economizer controller shall be the Johnson Controls SE Economizer Controller. a. On-board Fault Detection and Diagnostics (FDD) that senses and alerts when the economizer is not operating properly, meets the requirements for California Title 24, IECC 2015, and ASHRAE 90.1. b. Display alarms if the following occur: 1) Economizers are economizing when conditions do not support. 2) Economizers are not economizing when conditions do support. 3) Damper Stuck. 4) Excess Outdoor Air. 5) Failed Sensor. c. Automatic sensor detection. d. Capabilities for use with multiple-speed indoor fan systems. Renton Senior Activity Center HVAC, Roof & Ext. Utilize digital sensors: Dry bulb and Enthalpy. f. UL, CSA, and ICES-003 recognized and FCC compliant to CFR47. 9. Shall be capable of introducing up to 100% outdoor air. 10. Shall be equipped with powered exhaust capable of relieving up to 100% return air and contain seals that meet ASHRAE 90.1 requirements. 11. Shall be designed to close damper(s) during loss- of- power situations with spring return built into motor. 12. Dry bulb outdoor air temperature sensor shall be provided as standard. Single or dual enthalpy sensing is available as a factory or field installed sensing option. Outdoor air sensor set point shall be adjustable and shall range from 40° to 80°F / 4° to 27°C. Additional sensor options shall be available as accessories. 13. The economizer controller shall also provide control of an accessory power exhaust unit function. Factory set at 100%, with a range of 0% to 100%. 14. The economizer shall maintain minimum airflow into the building during occupied period and provide design ventilation rate for full occupancy. 15. Dampers shall be completely closed when the unit is in the unoccupied mode. 16. Economizer controller shall accept a 2- 10 Vdc CO2 sensor input for IAQ/DCV control. In this mode, dampers shall modulate the outdoor air damper to provide ventilation based on the sensor input. 17. Economizer controller shall provide indications when in free cooling mode, in the DCV mode, or the exhaust fan contact is closed. B. Motorized Damper: 1. Damper shall be a Two- Position Damper. Damper travel shall be from the full closed position to the full open position, depending on model selected. 2. Assembly shall include adjustable block off to allow air entry of 0% to 25% or 0% to 100% (dependent on selected option) of maximum allowed outside air. 3. Damper shall include multiple blades, tie-bar driven dampers and actuator motor. Renton Senior Activity Center HVAC, Roof & Ext. Damper shall close upon indoor (evaporator) fan shutoff and/or loss of power. 5. The damper actuator shall plug into the rooftop unit’s wiring harness plug. No hard wiring shall be required. C. IntelliSpeed staged air volume system (6.5 – 12.5 Ton models): 1. Evaporator fan motor: a. Shall have permanently lubricated bearings. b. Shall have a maximum continuous bhp rating for continuous duty operation; no safety factors above that rating. c. Shall be Variable Frequency duty and 2-speed control. 2. Variable Frequency Drive (VFD): a. Shall be installed inside the unit cabinet, mounted, wired and tested. b. Shall contain Electromagnetic Interference (EMI) frequency protection. c. Insulated Gate Bi Polar Transistors (IGBT) used to produce the output pulse width modulated (PVM) waveform. d. Built in LED display and controls. Does not require additional kit or options. e. RS485 capability standard. f. Electronic thermal overload protection. g. 5% swinging chokes for harmonic reduction and improved power factor. h. All printed circuit boards shall be conformal coated. 2.01 OUTSIDE AIR HOOD A. The outside air intake hood shall include an aluminum water entrainment filter mounted directly to inside face of intake. 2.02 HINGED AND TOOL-LESS ACCESS PANELS: A. Cabinet panels shall be hinged. Shall be on major panels of: filter, control box, fan motor, and gas or electric heat controls. 2.03 POWERED CONVENIENCE OUTLETS: A. Outlet shall be powered from main line power to the rooftop unit. B. Outlet shall be factory installed and internally mounted with easily accessible 115- v female receptacle. C. Outlet shall include 15-amp GFI receptacles with independent fuse protection. D. Voltage required to operate convenience outlet shall be provided by a factory installed step-down transformer. E. Outlet shall be accessible from outside the unit. 2.04 SINGLE ENTHALPY SENSOR: A. The single enthalpy sensor option or kit shall provide a relative humidity sensor to be mounted in the outdoor air stream to provide single enthalpy economizer control. B. The sensor allows the unit to determine if outside air is suitable for free cooling. 2.05 PHASE MONITOR A. Shall provide protection against phase reversal, phase loss, and phase unbalance. B. Switch shall automatically shut off unit control circuit if any of the above conditions is detected. C. Shall have visual LED indication of operational status. 2.06 SMART EQUIPMENT CONTROLS A. Shall be ASHRAE 62-2001 compliant. B. Shall accept 20-30 VAC input power, 50/60Hz. 24 VAC nominal. C. Shall include an option of an Economizer microprocessor controller which communicates directly with the Unit Control Board and has 8 Analog outputs, 2 Analog inputs, 2 Binary outputs, 3 Binary outputs. Controller shall accept the following inputs: space temperature, return air temperature sensor, set point adjustment, outdoor air temperature, indoor air quality, outdoor air quality, indoor relative humidity, compressor lock out, fire/smoke shutdown, single and dual enthalpy, fan status, remote time clock, Sensor Actuator (SA) Bus communicated temperature/humidity/CO2 values from Network sensors, Field Controller (FC) Bus Network Overrides for space temperature, outdoor air temperature, space humidity, outdoor air quality, Indoor air quality, System purge. E. Shall accept a CO2 sensor or multiple CO2 sensors networked together in the conditioned space and be Demand Control Ventilation (DCV) ready. F. Shall provide compressor short-cycle protection with minimum compressor runtime set at 3 minutes standard and adjustable from 2 to 7 minutes. G. Built in lead-lag compressor sequencing to support balanced utilization of refrigerant circuits. H. Shall provide the following outputs: economizer, fan, cooling stage 1, cooling stage 2, heat stage 1, heat stage 2, heat stage 3/ exhaust/ reversing valve/ dehumidify/ occupied. I. Unit shall provide surge protection for the controller through a circuit breaker. J. Shall have open communication protocols with all required points exposed. Protocols supported include: BACnet®, MS/TP, Modbus®, and N2 communication. K. Shall have an LCD display on the Unit Control Board to display fault messages as well as navigate the menu structure to review and change set points. L. Shall utilize a USB connection to allow for uploading and downloading of data. M. Shall include an RJ-12 port to be used with a Wi-Fi signal transmitting device and allow unit(s) access via any non-proprietary smart device. N. Shall have the capability to control the Verasys control system. O. Shall not require any proprietary software or contractor tool to start-up, commission and troubleshoot unit operation. P. Software upgrades will be accomplished by local download via USB port on main Unit Control Board. Q. Unit shall be UL tested and certified in accordance with CSA/ANSI Z21.47:21/CSA 2.3:21, CAN/CSA-C22.2 No 60335-2-40:22 and 60335-2-40-1- :16, and UL 60335-2-40 (4th edition). Unit shall be stored and handled per manufacturer’s recommendations. B. Overhead crane can be used to place the units on a roof using rigging holes built into the unit base rails without any additions to the unit. C. Unit shall only be stored or positioned in the upright position. PART 3 - EXECUTION 3.01 EXAMINATION A. Verify that the roof is ready to receive work and opening dimensions are as indicated on shop drawings. B. Verify that proper power supply is available. 3.02 INSTALLATION A. Install in accordance with manufacturer's instructions. B. Install in accordance with NFPA 90A. C. Condensate Drainage: provide PVC P-traps on unit condensate drains with trap depth so as to prevent unit sucking in air through condensate drain. 3.03 SYSTEM STARTUP A. Provide the services of manufacturer's field representative for starting and testing unit. 1. Prepare a manufacturer’s startup report and turn over to the Owner and Commissioning Agent. END OF SECTION
