Hi Mr. Cowan,
Thank you for submitting your comments regarding Project LUA25-000364. Although the formal public
comment period closed on November 6, 2025, I want to let you know that your comments have been
added to the official project record and will remain part of the file as the project moves forward.
You raised concerns regarding site access, turning movements at NE 43rd Place and Jones Avenue,
traffic impacts near NE 44th, and emergency vehicle access. As part of the land use review process, the
City’s Transportation Engineering staff is reviewing the proposed access configuration and traffic
impacts to ensure compliance with City standards and to evaluate safety considerations. In addition, the
Renton Regional Fire Authority will review the proposal to ensure that adequate emergency vehicle
access, turnaround space, and fire protection requirements are met. These agencies have authority to
require modifications if access or safety standards are not satisfied.
The project is currently on hold while additional information is being addressed by the applicant. I have
added you as a Party of Record for the project. As such, you will receive copies of any formal decisions
and official correspondence between the City and the applicant moving forward.

Acknowledging receipt of your email and the comments you have provided. The official comment period
for this plan case (LUA25-000364) ended on November 6, 2025. The project is currently on hold. It is

anticipated that a building permit will be required, during which your comments can likely be addressed
at that point in time. I have included Alex Morganroth in this correspondence, as he is the Project Manger
for this project and can assist with any further questions you may have.

Comment: Only access is NE 43rd Place, to Jones Ave. additional traffic will make turning left onto NE
44th more difficult without stoplights. Residential and religious center on Jones Ave without providing
any place for emergency vehicles, fire trucks, to turn around. Jones ave is a dead end street with mostly
soft or muddy shoulders. 5 story building would require ladder fire truck which would have to back out.
