SUBJECT: Request for Extension Cedar Ridge Short Plat (LUA21-000042,
SHPL-A, MOD)
Dear Mr. Matveev:
This office has reviewed your request (March 2, 2026) to extend an approved short
plat (File No. LUA21-000042) for a period of one (1) year. In addition, on January 22,
2026, this office received an application for pre-submittal review for the final short
plat (File No. PSUB26-000028). The preliminary Cedar Ridge Short Plat was approved
on March 8, 2021, and was valid for five (5) years.
Pursuant to RMC 4-7-070M, the original approving body may grant a single extension
of up to one (1) year when the applicant submits a written request to the
Administrator at least thirty (30) days prior to expiration of preliminary short plat
approval, provided the Administrator finds that the applicant has obtained issuance
of a construction permit and has made sustained progress towards final
construction, engineering, and surveying necessary to record a final plat.
Your request meets requirements of Renton Municipal Code and qualifies for a one-
time (1-time), one-year (1-year) extension. An application for final short plat pre-
submittal review was submitted more than thirty (30) days prior to expiration, a
formal extension request has been submitted, and the Construction Permit has been
issued with sustained progress demonstrated toward the work necessary to record
the final short plat. Therefore, your one-year (1-year) short plat extension request is
hereby approved.
The one-year (1-year) extension shall be measured using the expiration date of the
preliminary short plat approval (March 8, 2021). Please note that all construction

must be completed or deferred, and the final plat recorded in accordance with City
Code, prior to the last day of the extension period (March 8, 2027). No additional
extensions will be granted.
