SCOPE OF SERVICES Dry rot was observed per our site visit dated November 28, 2025, at the exterior columns and beams. We will provide repair and replacement documentation. Construction administration would be to review shop drawings, provide a site visit, and answer any questions from the contractor. We have included 10 hours of consultation for construction administration. The exterior of the building will be resided. We would seismically evaluate the exterior walls to be seismically upgraded. We would only provide drawings to address seismic upgrade for exterior walls, and no work would occur inside the building as part of a voluntary seismic upgrade. For construction administration, we anticipate that there will be dry rot potentially at the base of the walls due to our observed site walk, that will require additional repair. We are anticipating that there may be two site visits and the need to answer questions as they arise. We have included 16 hours of consultation for construction administration. However, during the post-proposal kickoff site visit, it was observed that cooling had been added to the 2nd floor and that the Owner desired new cooling on the 1st floor. Our original proposal was based on a like-for-like replacement of the existing HVAC systems as documented. Over several weeks, the 1st floor cooling approach expanded to include the entire floor. To support the newly requested cooling, additional scope was required, including the integration of new cooling coils, outdoor heat pumps, and energy-recovery ventilators in accordance with the WSEC C403 space-conditioning requirements. These system changes also increased electrical demand to a level that required a new, significantly larger power feed to the rooftop equipment. Additional engineering time was necessary to coordinate equipment locations, evaluate space and structural constraints, and ensure compatibility with the existing building systems. Regarding controls, the original scope assumed replacement of the existing stand-alone thermostats with similar stand-alone devices. Through subsequent discussions with the Owner, it was determined that a networked Energy Management System (EMS), consistent with the Owner’s standards at other facilities, was preferred. This added scope required full EMS design, including control specifications, sequences of operation, diagrams, and appropriate plan integration. We have completed these additional engineering services for the Renton Senior Center at the request and direction of BCRA and the Client. We respectfully request the additional fees to cover the expanded effort associated with the added mechanical, electrical, and controls scope.
