Re: LUA26-000023 Maple Highlands – Final Plat Comment Response
Dear Huy,
I’m writing to clarify how we addressed some of the corrections to the final plat review that was issued
on 3/3/2026.
• Conditions of approval: We’ve provided an email from our King County inspector, Robert
Corner, dated 3/6/2026 showing that our permit ROWP23-0016 for the offsite ROW (ditch
improvements) has been approved and King County has started the process of releasing our
bonds.
• CC&R’s:
o New section 8.3.12 was added to provide additional language regarding the City’s
easement withing Tract A to maintain, repair, and inspect the City’s facilities. The HOA is
responsible for all other maintenance in Tract A.
o Section 8.3.11 was revised to clarify that the wall adjacent to the ROW (SE 5th Place) is to
be maintained by the HOA. This is in response to the purple colored comment on Sheet
4 of the plat map.
o Section 8.2 was revised to provide further clarification that the HOA will maintain Tract
A, except for the areas to be maintained by the City.
• Plat map:
o Sheets 1-3: All requested edits have been completed.
o Sheet 4: The wall located on lot 12 is a private wall for the benefit of lot 12. We’ve
added a note calling out easement #4 to show that this is a private wall and will be
maintained by lot 12 accordingly. The wall located adjacent to the ROW will be
maintained by the HOA per the revised CC&R’s. The encroachment shown in the
northwest corner of the map was an error in the base CAD file. The concrete wall was
inspected in the field and it does not curve or cross over the property line, so this has
been corrected on the plat map.
