PROJECT DESCRIPTION: The applicant proposes a four-lot short plat on a 54,893-square-foot (1.26-
acre) parcel located within the Residential-4 (R-4) zoning district. The site is currently vacant. Access to the
proposed lots would be gained from Toledo Ave SE. According to City of Renton (COR) Maps, the site contains
regulated slopes of fifteen percent (15%) to less than twenty-five percent (25%). The site also contains 63
significant trees, of which 17 are proposed to be retained. The applicant submitted a Technical Information Report
(TIR), Arborist Report, and Geotechnical Services Report with the application.
