HomeMy WebLinkAboutC_KCWTD_v2_Comments Department of Natural Resources and Parks King Street Center, KSC-NR-0500 201 South Jackson Street Seattle, WA 98104-3854 March 18, 2026 sent via email: mkerrihard@rentonwa.gov KC OAP Ref No.: 2421 Jill Ding City of Renton 1055 South Grady Way Renton, WA 98057 Dear Jill Ding: The King County Wastewater Treatment Division (WTD) has received the Notice of Application and Proposed Determination of Non-Significance (DNS) for VMAC Renovation and Expansion Project (LUA26-000048, PR26-000012) located at 12 Seahawks Way that proposes the applicant is requesting Hearing Examiner Site Plan Review, Environmental (SEPA) Review, and a Shoreline Substantial Development Permit for the renovation and expansion of the existing Virginia Mason Athletic Center (VMAC). The project site totals approximately 728,627 square feet (16.73 acres) and is located within the Commercial Office Residential (COR) zone and Urban Design District C. The proposal includes approximately 120,000 square feet of interior renovation work and approximately 79,520 square feet of building addition. Two (2) additions are proposed. The east addition would total approximately 65,010 square feet and would be three (3) stories with a height of approximately fifty feet (50') and the west addition would be limited to a third story addition totaling approximately 14,510 square feet and would result in a height increase to approximately fifty-eight feet (58'). Parking would be provided via the existing surface parking lot which includes 295 on-site stalls and 45 off-site stalls (located off-site to the south of the project site). Access to the site would remain via existing curb cuts off Seahawks Way. A King County facility, the Eastside Interceptor 4 and South Mercer Forcemain are located within 500 feet of the project area. (See enclosed record drawings and one line drawings showing the location of the facility in the project vicinity). In order to protect these wastewater facilities during construction, WTD requires that City of Renton submit preliminary design drawings for the project, so that WTD can assess its potential impacts. King County has a permanent easement for a sewer line on the proposed development site, and must be assured the right to maintain and repair the sewer line. In the event that the line must be relocated, King County must be notified.
