Subject: Varma 3-Lot Short Plat
Ian & Huy:
In response to your comments dated March 13, 2026, we have updated the parcel’s title
report, preliminary short plat map and the preliminary civil engineering plans, which are
included with this letter. The following is a description of the revisions.
TITLE REPORT:
1. Guarantee is not showing the following:
• Easement granted to PSE: 20230728000116
• Easement Granted to PSE: 20230925000321
• Survey: 20230621900005
• all are germane to preliminary plat application unless they have been released or
amended (provide documentation)
The title company has reviewed this information and expresses their
apologies for having missed the information related to the easements. The
updated report reflects the specifically mentioned items as well as any other items
that were not previously included. The survey and survey dependent documents
have been updated to include the information as well. Please note that one of the
easements is written as being dependent on underground utility installations and
could not be mapped as the location could change over time.
TIR CORE REQUIREMENT #4:
2. A conveyance system remains required as part of the development.
As discussed, all conveyance associated with the development will be
related to the construction of the single-family residences and must be addressed

when a specific design for those projects is completed. No changes needed to the
current project has been agreed upon with Staff.
We believe the updates and changes made to address these concerns will satisfy the City’s
requirements related to the preliminary short plat, allowing the project to be approved.
However, please let us know if you need any additional information to complete the approval.
