SCOPE
CONSTRUCTION OF 4 unit HOUSE AT 1709 EDMONDS EVE NE, RENTON,WE,
EXISTING CONDITIONS
A.CONTRACTOR SHALL VERIFY ALL EXISTING CONDITIONS (INCLUDING BUILDINGS), DIMENSIONS, SITE CONDITIONS, SOIL BEARING
PRESSURE, DETAILS, AND INFORMATION IN THESE CONSTRUCTION DRAWINGS, PRIOR TO CONSTRUCTION AND AS ANTICIPATED OF INFERRED,
PRIOR TO PRICING AND BIDDING. THE ARCHITECT SHALL BE NOTIFIED OF ANY EXISTING SITE CONDITIONS, DISCREPANCIES, OR OMISSIONS THAT
WOULD INTERFERE WITH THE COMPLETION OF THE WORK AS DESIGNED, PRIOR TO THE START OF ANY AND ALL WORK. SHOULD ANY
DISCREPANCY BE FOUND, CONTRACTOR SHALL NOTIFY ARCHITECT/ENGINEER IMMEDIATELY OF THE CONDITION. ALL ERRORS, OMISSIONS AND
INCONSISTENCIES SHALL BE REPORTED TO THE ARCHITECT/ENGINEER BEFORE PROCEEDING WITH THE WORK. FAILURE TO DO SO WILL
RELEASE THE ARCHITECT/ENGINEER OF ALL RESPONSIBILITY.
B. ANY CHANGE FROM THESE DOCUMENTS ARE THE RESPONSIBILITY OF THE CONTRACTOR. THE CONTRACTOR IS SOLELY RESPONSIBLE FOR
CONSTRUCTION METHODS, TECHNIQUES, WORK SCHEDULES, AND PROCEDURES. IF INSUFFICIENT INFORMATION EXISTS, CONTACT THE
ARCHITECT/ENGINEER FOR CLARIFICATION BEFORE PROCEEDING WITH THE WORK. CONTRACTOR SHALL COMPLY WITH ALL APPLICABLE CODES
AND SAFETY REGULATIONS.
C.CONTRACTOR SHALL CONTACT UTILITY COMPANIES FOR LOCATION OF UNDERGROUND SERVICES AND IS RESPONSIBLE FOR THEIR
PROTECTION AND SUPPORT. ALL UTILITY LINES BY EACH BRANCH SHALL BE EXTENDED FROM BUILDING TO UTILITY CONNECTION. CONNECTION
CHARGES SHALL BE INCLUDED IN COST OF THIS WORK.
D.THE DESIGN ASSUMES IDEAL CONDITIONS OF EXISTING STRUCTURE FOR ALL ATTACHMENTS, BEARING CONDITIONS AND MOISTURE
PROTECTION OF INTERIOR COMPONENTS.
02 • DEMOLITION
(AS REQUIRED OF ANY EXISTING BUILDINGS OR CONDITIONS FOR COMPLETION OF THE PROJECT)
A.CONTRACTOR SHALL BRACE ENTIRE STRUCTURE AS REQUIRED DURING DEMOLITION AND CONSTRUCTION TO MAINTAIN STABILITY UNTIL
THE STRUCTURE IS COMPLETE AS DESIGNED AND FUNCTIONING AS A UNIT.
B. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE DEMOLITION OF AND CARTING AWAY FROM THE SITE OF ALL MATERIALS DESIGNATED TO
BE DEMOLISHED AND THAT, WHICH MUST BE REMOVED AND DISPOSED OF TO ENABLE THE PROJECT TO BE BUILT.
C. SALVAGE: ITEMS OF SALVAGEABLE VALUE TO THE OWNER SHALL BE REMOVED FROM WORK AREA AS WORK PROGRESSES, TRANSPORT
SALVAGED ITEMS TO PROTECTED AREAS AS THEY ARE REMOVED.
D. STORAGE OR SALE OF REMOVED ITEMS ON SITE WILL NOT BE PERMITTED.
E. TRAFFIC: CONDUCT DEMOLITION OPERATIONS AND REMOVAL OF DEBRIS TO ENSURE MINIMUM INTERFERENCE WITH ROADS, STREETS, WALKS,
AND OTHER ADJACENT OCCUPIED OR USED FACILITIES. PERMITS FOR THE ABOVE ARE THE RESPONSIBILITY OF THE CONTRACTOR.
F. PROTECTIONS: ENSURE SAFE PASSAGE OF PERSONS AROUND AREA OF DEMOLITION. CONDUCT OPERATIONS TO PREVENT INJURY TO
ADJACENT BUILDING STRUCTURES AND PERSONS.
GENERAL FINISH MATERIALS HANDLING AND QUALITY STANDARDS
QUALITY STANDARDS
A. PROVIDE EXPERIENCED, WELL‑TRAINED WORKERS COMPETENT TO COMPLETE THE WORK AS SPECIFIED.
B. UNLESS APPROVED BY THE ARCHITECT, PROVIDE ALL RELATED PRODUCTS AND ACCESSORIES FROM ONE MANUFACTURER.
C. USE PRODUCTS AND ACCESSORIES FROM A MANUFACTURER WHO SPECIALIZES IN MAKING, INSTALLING, AND SERVICING SYSTEMS OF THIS
TYPE. FROM A MANUFACTURER SPECIFIED OR APPROVED BY THE ARCHITECT.
D. ALL WORK SHALL COMPLY WITH MANUFACTURER'S INSTRUCTIONS AND GOVERNING BUILDING AND SAFETY CODES.
MATERIALS HANDLING
A. PROVIDE ALL MATERIALS REQUIRED TO COMPLETE THE WORK AS SHOWN ON DRAWINGS AND SPECIFIED HEREIN.
B. DELIVER, STORE, AND TRANSPORT MATERIALS TO AVOID DAMAGE TO THE PRODUCT OR TO ANY OTHER WORK. RETURN ANY PRODUCTS OR
MATERIALS DELIVERED IN A DAMAGED OR UNSATISFACTORY CONDITION. MATERIALS AND PRODUCTS DELIVERED WILL BE CERTIFIED BY THE
MANUFACTURER TO BE AS SPECIFIED.
C. STORE MATERIALS IN A SAFE, SECURE LOCATION, PROTECTED FROM DIRT, MOISTURE, CONTAMINANTS, AND WEATHER.
GENERAL FINISH, PRECONSTRUCTION AND PREPARATION
- EXAMINE AND VERIFY THAT JOB CONDITIONS ARE SATISFACTORY FOR SPEEDY AND ACCEPTABLE WORK. CONFIRM THERE IS NO CONFLICT
BETWEEN THIS WORK AND GOVERNING BUILDING AND SAFETY CODES. CONFIRM THERE ARE NO CONFLICTS BETWEEN THIS WORK AND WORK OF
OTHER TRADES. CONFIRM THAT WORK OF OTHER TRADES THAT MUST PRECEDE THIS WORK HAS BEEN COMPLETED. MEET ALL REQUIREMENTS
TO SECURE ANY APPLICABLE WARRANTY.
SUBMITTALS
A.PROVIDE ALL SUBMITTALS TO THE OWNER/ARCHITECT AS SPECIFIED. PROVIDE THREE (3)
COPIES WHERE MULTIPLE COPIES ARE SPECIFIED BUT THE NUMBER IS NOT STATED.
B. PROVIDE RE-SUBMITTALS WHEN SUBMITTALS ARE NOT APPROVED.
C. SAMPLES AND SHOP DRAWINGS SHALL BE PREPARED SPECIFICALLY FOR THIS PROJECT AS
REQUIRED OR REQUESTED. SHOP DRAWINGS SHALL INCLUDE DIMENSIONS AND DETAILS,
INCLUDING ADJACENT CONSTRUCTION AND RELATED WORK. NOTE SPECIAL
COORDINATION REQUIRED. NOTE ANY DEVIATIONS FROM REQUIREMENTS OF THE
CONTRACT DOCUMENTS.
D. PROVIDE WARRANTIES AS SPECIFIED. WARRANTIES SHALL BE SIGNED BY SUPPLIER OR
INSTALLER RESPONSIBLE FOR PERFORMANCE. WARRANTIES SHALL NOT LIMIT LIABILITY FOR
NEGLIGENCE OR NON-COMPLIANCE WITH DOCUMENTS.
PRODUCTS AND SUBSTITUTIONS
A. PROVIDE PRODUCTS FROM ONE MANUFACTURER FOR EACH TYPE OR KIND AS APPLICABLE.
PROVIDE SECONDARY MATERIALS AS RECOMMENDED BY MANUFACTURERS OF PRIMARY
MATERIALS.
B. PROVIDE PRODUCTS SELECTED OR APPROVED EQUAL PRODUCTS SUBMITTED FOR
SUBSTITUTION SHALL BE SUBMITTED WITH ACCEPTABLE DOCUMENTATION AND INCLUDE
COSTS OF SUBSTITUTION INCLUDING RELATED WORK.
C. CONDITIONS FOR SUBSTITUTION INCLUDE:
1. AN “OR EQUAL” PHRASE IN THE SPECIFICATIONS.
2. SPECIFIED MATERIAL CANNOT BE COORDINATED WITH OTHER WORK.
3. SPECIFIED MATERIAL IS NOT ACCEPTABLE TO AUTHORITIES HAVING JURISDICTION.
4. SUBSTANTIAL ADVANTAGE IS OFFERED OWNER IN TERMS OF COST, TIME, OR OTHER
VALUABLE CONSIDERATION.
D. SUBSTITUTIONS SHALL BE SUBMITTED PRIOR TO AWARD OF CONTRACT, UNLESS OTHERWISE
ACCEPTABLE. APPROVAL OF SHOP DRAWINGS, PRODUCT DATA, OR SAMPLES IS NOT A
SUBSTITUTION APPROVAL UNLESS CLEARLY PRESENTED AS A SUBSTITUTION AT THE TIME OF
SUBMITTAL.
