During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before July 6, 2026 so that we may continue the review of the above subject application: Please provide a Conceptual Landscape Plan prepared by a landscape architect registered in the State of Washington, a certified nurseryman, or other similarly qualified professional, drawn at the same scale as the project site plan showing proposed landscaping and must illustrate the proposed landscaping in compliance with the following requirements: The City’s landscape regulations (Renton Municipal Code (RMC) 4-4-070) require a 10-foot landscape strip along all public street frontages, with the exception of areas for required walkways and driveways. The plan does not provide details of the proposed vegetation. Please submit a landscape plan that details plant locations and a plant schedule specifying species, sizes, and quantities. Street trees and landscaping are required within the right-of-way on public streets. Trees shall be selected from the City’s Approved Street Tree List. Please see RMC4-4-070F for additional information. The site plan indicates 17 trees on the project site are proposed for retention. However, a minimum of 18 trees must be retained to meet tree retention requirements. Please update all necessary plans. The street next to the subject site is Toledo Ave SE, not 154th Ave SE. Please revise plans accordingly. According to RMC 4-2-115, primary entries shall take access from and face a street, park, common green, pocket park, pedestrian easement, or open space. Lot 1 must gain pedestrian access from Toledo Ave SE. The project site is required to provide on-site lighting. Please submit an illumination plan demonstrating compliance with RMC 4-4-075, Lighting, Exterior On-site. The illumination plan(s) must depict the type of lighting proposed, the direction of the lighting, and the location of all of the exterior lights. The civil plans must be revised to incorporate the following changes: Revise the sewer main extension plan to relocate Sanitary Sewer Manhole (SSMH) No. 2 to the eastern terminus of the private access tract. Extend the sewer main to the eastern property line of Lot 4, terminating at a sanitary sewer cleanout. In addition, provide a 15-foot wide easement that must be granted to the City of Renton for the purpose of maintaining the sewer main. Design the sewer main at a depth sufficient to accommodate future connections from Parcel No. 1463400051 and adjacent properties. Revise the sewer stub connection points for Lots 3 and 4 so that they connect perpendicular to the new sewer main and not at structures. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice.
