HomeMy WebLinkAboutJ_ROW_Modification_Letter_260310_v2Date: March 9, 2026 To: City of Renton – Community & Economic Development Department Building Division Subject: ROW Modification Request – Parcel #1828700020 Project Address: 1607 Kennewick Ave NE, Renton, WA Dear Review StaƯ, I am writing regarding Parcel #1828700020 located at 1607 Kennewick Ave NE in the R-8 zoning district. In conjunction with the building permit application for a new single-family residence, we respectfully request a modification to the right-of-way (ROW) improvement standards. The subject property is an existing 6,069 sq ft lot within a fully developed residential neighborhood. The proposed project includes a 3,045 sq ft single-family residence. Per RMC 4-6-060, Residential Access Streets require a 60-foot ROW with minimum half- street improvements consisting of 16 feet of pavement, a 0.5-foot curb, an 8-foot planting strip, a 5-foot sidewalk, street trees, and storm drainage improvements. We request approval to retain the existing street section, which consists of approximately 15.5 feet of pavement, a 0.5-foot curb, a 4-foot planting strip, and a 5-foot sidewalk. The applicant will ensure that sidewalks and curb ramps are brought into compliance with current ADA standards where necessary. This request is made because the property is located on an existing cul-de-sac within an established neighborhood where street improvements were completed many years ago. The proposed development meets all required zoning setbacks and maintaining the existing street section will minimize disruption to the neighborhood while improving the existing driveway approach to current standards. A full building permit application, including civil plans for on-site and oƯ-site improvements within the ROW, has been submitted along with all supporting studies.
