RE: 4612 NE 1st St Renton – Project Narrative
This project proposes a short plat at the property located at 4612 NE 1st St Renton called ‘Imran Short Plat’. The
site and surrounding properties are zoned as R-8: Residential 8 DU/Acre. The existing conditions of this site and
adjacent properties all consist of a single-family home with an adjacent driveway and landscaping. There are no
special site features on the site (wetlands, water bodies, steep slopes, etc.
Existing soils consist of 6-12 inches of organic topsoil overlaying approximately 1 to 3 feet of medium dense
possible fill material consisting of sand with silt and gravel according to the geotechnical report (which can be
found in Appendix A of the preliminary TIR). Stormwater from the site discharges to grade and either sheet flows
across existing landscaping or makes its way to the ROW where it is collected via existing drainage infrastructure.
Proposed use of the project includes the division of the parcel into 4 total lots. One lot will contain the existing
single-family home while a two-story single-family home and DADU are proposed on each of the remaining 3 lots.
A proposed 20’ wide access road through the middle of the site will provide access to each lot. Parking will be
provided in the proposed single-family homes via garages. The required side, front, and back yard setbacks will be
implemented.
The total estimated construction cost is $2.9 million and the estimated fair market value is $4.5 million. Total
estimated fill is 1,700 CY and estimated cut is 100 CY. There are no existing trees on the site, therefore, no trees
are proposed to be removed.
As the minimum required ROW width is 60 feet, and the current ROW width is 51 feet on the east property
frontage and 42 on the west property frontage, the project proposes to dedicate 9 feet and 18 feet of the site to
comply with the City’s requirements.
