All work and materials shall be in accordance with the latest edition of the City of Renton standards and specifications. 2. Prior to any construction activity, the contractor shall schedule and attend a pre -construction conference with the City of Renton Construction Inspection personnel by phoning 235-2631. 3. A copy of these approved plans must be on the job site whenever construction is in progress. 4. Approval of this plan is for the erosion/sedimentation control facilities only. It does not constitute an approval of the storm drainage design, nor size or location of pipes, restrictors, channels or detention facilities. 5. All limits of clearing and areas of vegetation preservation, as prescribed on these plans, shall be clearly flagged in the field and observed during construction. Special protective fencing may be required in certain areas. Carefully review details provided in these plans. 6. All required erosion/sedimentation control facilities must be constructed and in operation prior to any land clearing and/or other construction to insure that sediment -laden water does not enter the natural drainage system or damage downstream properties. All erosion/sedimentation control facilities shall be maintained in a satisfactory condition until such time that clearing and/or construction is completed and the potential for on -site erosion has passed. Implementation, maintenance, replacement and additions to the erosion/sedimentation control facilities shall be the responsibility of the permittee. 7. The erosion/sedimentation control facilities depicted on this drawing are intended to be minimum requirements to meet anticipated site conditions. As construction progresses and unexpected or seasonal conditions dictate, the permittee should anticipate that more erosion/sedimentation control facilities may be necessary to insure complete siltation control on the site. During the course of construction, it shall be the obligation and responsibility of the permittee to address any new conditions that may be created by his activities and to provide additional facilities, over and above minimum requirements shown, as may be needed to protect adjacent properties and the water quality of the receiving drainage system. The City of Renton inspector may determine the need for and extent of any additional facilities. 8. Where possible, natural vegetation shall be maintained for silt control and to minimize erosion. 9. All temporary stockpiles and any area which has been stripped of vegetation and where no further work is anticipated for a period of 30 days or more shall be immediately stabilized with mulching, grass seeding or other approved erosion control treatment applicable to the time of year in question. Grass seeding alone will be acceptable only during the months of April through September inclusive. Seeding may proceed whenever it is in the interest of the permitee, but must be augmented with mulching, netting, or other City of Renton -approved treatment outside the specified time pericd. Straw mulch shall consist of a minimum thickness of two inches spread evenly over the surface to be protected. Netting may be required to hold mulch in place on steel slopes. Grass seeding shall be accomplished through the use of a City of Renton -approved hydroseeder and seed mixture or through placement of an acceptable sod. 10. All areas to be seeded shall be cultivated to the satisfaction of the engineer. This may be accomplished by discing, raking, harrowing or other acceptable means. Immediately following finish grading, permanent vegetation (consisting of rapid, persistent and legume) shall be applied at a minimum rate of 80 pounds per acre. The mix shall include 20% annual, perennial or hybrid ryegrass 40% Creeping Red Fescue, and 40% White Clover, with 10-20-20 (10 pounds per 1100 square feet) fertilizer at 400 pounds per acre. 11. A minimum 3 foot high temporary fence shall be constructed around any pond used for erosion/sedimentation control where it can be expected that the water depth will exceed one foot. 12. The contractor shall assure that no concrete or concrete by-products enter the storm drainage system or natural stream courses. A minimum 200 cu. ft. sump shall be provided for washing out concrete trucks. 13. Impervious surfaces (roofs, streets, driveways, etc.) shall be directed into the completed storm drainage system as soon as possible. 14. Siltation control areas shall be returned to original ground conditions or brought to finish grade at the project's completion. Any permanent storm drainage facilities used for erosion/sedimentation control shall be flushed and pumped clean prior to project acceptance. 15. Issuance of this Building Permit by City of Renton does not relieve the owner of this continuing legal obligation and/or liability connected with storm and surface water disposition and further, City of Renton does not accept any obligation for the proper functioning and maintenance of the system provided. CONS TRUC T/ON SEQUENCE PHASE I 1. The contractor shall schedule and attend a pre -construction conference with the City of Renton Construction Inspection personnel by phoning 235-2631. 2. Surveyor's shall clearly flag property lines and clearing limits in the field. 3. Install rock construction entrance as shown on the plan. 4. Construct all silt fences as indicated on the plan. 5. Construct grass lined swales and sedimentation ponds prior to any clearing or grading. 6. Clearing and grading may now commence. Install interceptor swales as grading permits to direct runoff to the sedimentation pond. 7. Begin grading operations, bringing the site to sub -grade elevations. 8. As grading allows install new 36" storm drainage line as indicated on the plan. 9. Settlement markers and pre -loads may now be installed for buildings indicated on the grading plan. 10. When the settlement markers are installed and grading is completed for the summer months, the site shall be hydroseeded and immediately stabilized for the remainder of the year (See note 9EI0 of Erosion Control Notes.) PHASE II 11. When the weather allows, construct northerly site entrance and permanent utilities per their respective plans. 12. Provide inlet filters as shown on sheet C3. 13. Remove existing pre -load from building pads and areas to be paved. Remove existing vegetation from remaining building pads and areas to be paved. Construct buildings and paved areas. 14. Hydroseed or permanently landscape all remaining areas. 15. Clean the permanent storm drainage system and grass lined swales. All work and materials shall be in accordance with the latest edition of the City of Renton standards and specifications. 2. Prior to any construction activity, the contractor shall schedule and attend a pre -construction conference with City of Renton Construction Inspection personnel by phoning 235-2631. 3. A copy of these approved plans must be on the job site whenever construction is in progress. 4. All storm drainage improvements shall be constructed in accordance with these approved plans. Any deviation from these plans will require approval from the owner, engineer and appropriate public agencies. 5. It shall be the sole responsibility of the contractor to obtain street use and any other related permits prior to any construction activity. 6. All locations of existing utilities shown hereon have been established by field survey or obtained from available records and should therefore be considered approximate only and not necessarily complete. It is the sole responsibility of the contractor to independently verify the accuracy of all utility locations shown and to further discover and avoid any other utilities not shown hereon which may be affected by the implementation of this plan. The contractor shall contact the Underground Utilities Location Service (1-800-424-5555) at least 48 hours prior to construction. The owner or his representative and the engineer shall be contacted immediately if a conflict exists. 7. Locations of roadways, buildings and parking areas shown hereon are approximate. For dimensioned locations of these improvements, refer to the architectural site plan. Improvement and structure locations shall be field set by the engineer as required. 8. All storm drainage structures, as designated in the plans, shall be one of the following: a. Yard drain - Associated Sand and Gravel CB-10, or equal. b. All frames, grates and/or solid covers shall be cast iron or ductile iron and shall meet City of Renton standards. a. Standard frame and grate - Olympic Foundry Co. No. SM50 and SM50G, or equal. b. Self-locking vaned grate - Olympic Foundry Co. No. SM50-S4 or equal. c. Rolled curb frame and grate - Olympic Foundry Co. No. SM44 or equal. d. Thru-curb inlet frame and grate - Olympic Foundry Co. No. SM52. e. Solid, locking, rectangular cover - Olympic Foundry Co. No. SM50S or equal. f. Solid, locking, round cover - Olympic Foundry Co. No. MH300/T or equal. Note: All solid covers shall be marked "Drain." All grates shall be marked "Outfall to stream - Dump no pollutants." All grates shall be depressed 0.10 feet from surrounding curb or pavement to insure adequate drainage. 10. All storm drain pipe may be constructed of one of the following materials unless otherwise specified in the plans. All pipe joints must be gasketted watertight and must be of the same material as the pipe. All pipe shall have a minimum cover of 12" and shall be adequately protected during construction (refer to the manufacturer's recommendations for minimum cover for heavy equipment loadings). a. Ductile iron 4" through 14" diameter pipe shall be Class 52 and 16" through 241, diameter pipe shall be Class 50, all in accordance with USA Standard A-21.1 (AWWA C-51). All joints shall be push -on, mechanical, or flanged. b. Concrete 4" through 1811 diameter pipe shall be non -reinforced, bell and spigot with rubber gasket joints, conforming to ASTM C-14 (Class II). 21" through 3611 diameter pipe shall be reinforced, bell and spigot with rubber gasket joints, conforming to ASTM C-76. C. PVC 4" through 18" diameter pipe with 1811 to 3611 of cover shall be in accordance with ASTM D3034 SDR 21. 4" through 1811 diameter pipe, with over 3611 of cover shall be in accordance with ASTM D3034 SDR 35. All joints shall be push -on with rubber gaskets. (Note: PVC pipe used for downspout leaders, yard drains, and landscaping drainage may be ASTM D2729 with solvent welded joints, 12" minimum cover.) d. Helical corrugated aluminum pipe (CMP) 6" through 1811 diameter shall be 16 gauge with 2-2/3" x 1/2" corrugations. 2111 through 3611 diameter pipe shall be 14 gauge with 2-2/3" x 1/211 corrugations. Refer to details in these plans for any pipes larger than 361, in diameter. e. Helical corrugated steel pipe (CMP) 6" through 3611 shall be 16 gauge with 2-2/31, x 1/21, corrugations. All steel materials shall be galvanized and Asphalt Treatment I coated. Refer to details in these plans for any pipes larger than 3611 in diameter. f. Corrugated polyethylene tubing (ADS) 4" through 12" diameter pipe shall conform to ASTM F-405 heavy duty, as supplied by Advanced Drainage Systems, or equal. 11. All pipe shall be laid on a properly prepared foundation according to the 1984 Standard Specifications for Road, Bridge and Municipal Construction Sec. 7-02.3(1). This shall include necessary leveling of the trench bottom or the top of the foundation material as well as placement and compaction of required bedding material to uniform grade so that the entire length of the pipe will be supported on a uniformly dense unyielding base. If the native material in the bottom of the trench meets the requirements for "gravel backfill for pipe bedding," the first lift of pipe bedding may be omitted, provided the material in the bottom of the trench is loosened, regraded and compacted to form a dense unyielding base. 12. All pipe bedding shall be APWA type "F" for flexible pipe (i.e. PVC, CMP or ADS). All rigid pipe (i.e. ductile iron or concrete) bedding shall be APWA Type "C" for pipe cover greater than 3611 or APWA Type "B" for pipe cover less than 36". 13. All trench backfill in areas of future pavement or structural loading shall be compacted to at least 95% of the maximum dry density per ASTM D 1557-70 (Modified Proctor). All other areas shall be compacted to 90%. 14. All building roof drain downspouts and footing drains shall be directly connected to the main storm drainage conveyance system through an underground pipe system. Roof drains and footing drains shall be separate systems and shall be constructed of 4" (or 6" dia. where shown) rigid PVC pipe (non -perforated for roof drains, perforated for footing drains). Sufficient cleanouts and bends shall be installed so that the system can be easily maintained. The system shown hereon is schematic only. The drainage/grading contractor or landscaper may alter the layout as required to better drain the site, with prior approval of the engineer. All roof and footing drains shall be adjusted as necessary to avoid impacting the existing trees denoted "to be saved" on the grading plan. Drain lines should be located outside the dripline of trees wherever possible. The contractor shall keep a dimensioned record of the location of all pipes and cleanouts and submit same to the engineer and owner upon completion of the work. 15. Construction of dewatering (groundwater interception) systems shall be in accordance with the APWA Standard Specifications, Section 61-3.02. 16. Any open cuts of existing public roadways shall be backfilled and compacted in accordance with City of Renton standards. All cuts into existing asphalt shall be along neat, continuous, sawed lines. A temporary cold mix patch must be placed immediately after backfill and compaction. The existing surfacing must be replaced in kind (or 4 inches of compacted Class "B" asphalt concrete, whichever is greater) within 30 days of cold patching. The contractor shall closely follow requirements of the Right -of Way permit: specifically, allowable working hours, detour and warning signs and notification of road alterations to the Police and/or other emergency services. 17. The contractor shall keep off -site streets clean at all times by sweep}},J Wa�Shinq of these streets will not be allowed without prior City of Renton approval. /A ZS 18. Structures shall not be permitted within 10 feet of the spring line of any storm drain pipe, or 15 feet from the top of a channel bank. 19. Prior to occupancy, the permanent storm drainage system must be cleaned by pumping. 20. To assure long term operation and maintenance, all catch basins shall be checked and cleaned every few months. Regularly scheduled seasonal catch basin cleaning (November and April) is a recommended minimum. 21. Issuance of this Building Permit by City of Renton does not relieve the owner of this continuing legal obligation and/or liability connected with storm and surface water disposition and further, City of Renton does not accept any obligation for the proper functioning and maintenance of the system provided. 22. Prior to acceptance of construction and/or issuance of occupancy permits, Engineer/Surveyor-certified as -built drawings of all storm drainage facilities must be prepared and submitted to the appropriate City of Renton Department.
